If your house is getting showings but no offers (other than bargain-hunting investors), that usually means the price is in the ballpark, but something about the experience when buyers walk through is holding them back. Common deal-breakers:

+Lingering odors (pets, smoke, strong cooking smells)
+Noticeable wear & tear or deferred maintenance
+Noisy neighbors or busy streets
+Neighborhood Condition
+Floor plan doesn’t fit the family’s needs
+Photos/description oversold reality

On the flip side, if your home is getting very few or no showings at all, that’s usually tied to price or marketing:

+Overpriced (by at least 5%)
+Poor or over-edited photos
+Cluttered rooms, dated paint, or distracting décor
+Low-quality online presence (your listing doesn’t stop the scroll!)

Remember: "if it isn't compelling, it isn't selling."

Well folks, summer is officially over. The pools are closing, the cicadas are finally quieting down, and the housing market… is still making noise. Let’s break it down:

💰 Sales Prices:
Keller: $770,631 — up 11%! Somebody’s house just paid for their kid’s first year of college.

North Fort Worth (76244): $431,500 — flat as a pancake on a Texas griddle.

Southlake: $1,738,000 — still steady, still pricey.

Colleyville: $1,050,000 — down nearly 10%. Ouch. That’s like leaving your brisket on the smoker too long.

🏡 Homes For Sale:

Southlake stole the show — inventory up 31%. Buyers, grab your shopping carts.

Colleyville’s up 22%, Keller’s up 6%, North Fort Worth’s up 2%. Translation: more “For Sale” signs than sno-cone stands in July.

Keller: $229 (+2%)

North Fort Worth: $170 (+6%)

Southlake: $350 (+5%)

Colleyville: $276 (+2%)
