The Strategic Home Purchase—TSAHC DPA & MCC vs. Renting

James and Sarah, frustrated with rising rental costs, decided to explore homeownership using the Texas State Affordable Housing Corporation (TSAHC) Down Payment Assistance (DPA) program and the Mortgage Credit Certificate (MCC). They had been renting for $2,000 per month, seeing no return on their money, while home prices continued to rise.

Buying with TSAHC DPA & MCC
After consulting a loan officer, they found a home priced at $320,000 in a promising neighborhood. Using TSAHC’s 5% Down Payment Assistance, they covered a large portion of their upfront costs, reducing their initial out-of-pocket expenses. Their mortgage totaled $304,000 with an interest rate of 6.5%. You should note that the 5% is a GRANT - you never have to pay it back.
With the 15% MCC, they qualified for a tax credit equal to 15% of their annual mortgage interest, up to $2,000 per year. In the first year, they paid $19,760 in interest, meaning they could claim $2,000 in direct tax savings annually.

Breaking Even
Considering upfront closing costs and principal paydown, their break-even point came at 3.5 years. From that point forward, their homeownership costs were lower than renting, especially factoring in appreciation and tax savings.
By year five, their home had increased to $400,000, and their mortgage balance had dropped, meaning they had built over $60,000 in equity, plus enjoyed $10,000 in tax savings.

The Verdict
If they had continued renting, they’d have spent over $130,000 with nothing to show for it. Instead, by leveraging TSAHC assistance and tax credits, they turned their monthly housing costs into an investment, securing a valuable asset that grew while keeping long-term expenses predictable.
