Why could FALL be one of the better times to buy a home in DFW? Less competition + more negotiating power. 👀🏡

While many buyers wait for spring, the DFW market is already showing signs that this fall could create some great opportunities for buyers.

August home sales dropped 10.8% from July, and pending sales were down 11% from last year, meaning fewer buyers are actively competing for homes.
At the same time:
🏡 Homes are taking an average of 58 days to sell
💰 Homes are selling for about 94.8% of list price
📍 There are still 31,000+ single-family homes on the market
📊 DFW has about 4.3 months of inventory
💵 The median sales price dipped to $390,000

So what does this mean for buyers?
When homes sit longer and there are fewer buyers competing, sellers may be more open to negotiating, not just on price, but potentially on closing costs, repairs, rate buydowns and other concessions.

And unlike the spring market, you may have a little more time to make a decision without feeling like you have to immediately compete with multiple other buyers.

Don’t automatically assume spring is the best time to buy. Sometimes the best opportunities happen when everyone else is waiting. 🍂
