Existing Home Sales declined modestly, but inventory continued to tighten and the national median home price recorded its seventh back-back monthly increase from a year earlier, according to the National Association of Realtors.

Total existing-home sales, which are completed transactions that include single-family homes, town homes, condominiums and coops, fell 1.7 percent to a seasonal adjusted annual rate of 4.75 million in Septemeber from a revised 4.83 million in August, but are 11 percent above the 4.28 million-unit pace in September 2011.

Despite occasional month-month set backs, we're experiencing a genuine recovery. More people are attempting to buy homes that are able to qualify for mortgages and recent price increases are not deterring buyer interest. Rather, investor shortages are limiting sales, notably in parts of the West, like we have here in the Dallas/Fort Worth area.

Distressed homes accounted for 24 percent of September sales (13% were foreclosures and 11 percent were short sales), up from 22% in August; they were 30% in September of 2011.

Dallas-area has regained most of its home price losses from the housing crash
The Dallas area has already made up most of the home price declines suffered during the recession, a new report shows.

The study by Florida-based Lender Processing Service found that Dallas-area home prices in July were only 2.2 percent below where they were at the peak of the market in 2007.

That compares with the nationwide decline of 23.2 percent during the downturn. More >
