I’m sorry for being the ultimate Broward-County-Upsizer hype girl who somehow convinced half the internet that trading their cramped condo for a few acres, mature trees, and space for the dogs might actually be the best idea they’ve ever had.

I’m sorry that every time you swear you’re “not upsizing this year,” I drop a Southwest Ranches equestrian property, a Parkland pool home, or a Davie acreage estate into your feed… and suddenly you’re running mortgage calculators at midnight.

I’m sorry for having so many local connections that homes in Cooper City, Weston, Pembroke Pines, Davie, and Southwest Ranches quietly disappear before they ever hit Zillow, Redfin, or Realtor.com.

I’m sorry for exposing you to the Broward lifestyle that turns:
“just browsing”

into

“maybe we should move…”

I’m sorry for the peak-weekend FOMO every time I share a Ranches patio brunch, a Cooper City coffee shop, a Weston farmers market, or a Parkland sunset at a home you never knew existed.

I’m sorry that people who’ve never set foot in Broward now have a favorite South Florida neighborhood just from watching my content.

I’m sorry that your camera roll is full of saved listings, “must-try” cafés in Davie, screenshot-worthy acreage in Southwest Ranches, and dream-home inspo you didn’t ask for.

And I’m sorry — truly — for making it nearly impossible to have a boring weekend in Broward when there’s so much beauty, community, land, great schools, dog-friendly trails, and hidden gems worth exploring.

But here’s the truth…

This week I met with a South Florida seller to walk through her home and talk prep — genuinely one of my favorite parts of the job.

There’s something about seeing a home through a buyer’s eyes, spotting the small things that make a big impact, and helping a family get the highest return without overspending. It’s the heart of my Sit, Stay, Sold™ Method… and honestly, it’s where most of the magic happens.

As we walked room to room, we talked about what was overrated (aka: stop wasting money on this) and what’s underrated (aka: this is where buyers actually notice the difference).

And because I know so many Broward County sellers wonder the same things, here’s a little peek inside that conversation:

OVERRATED: Painting your kitchen cabinets white
Everyone thinks they need a “HGTV white kitchen” to sell — but not in 2025, and not in South Florida. Her warm wood cabinets matched her counters beautifully. Painting them would’ve opened up a can of worms, created a cheap look, and cost far more than it was worth.

UNDERRATED: Embracing what already works
Buyers care more about condition than color trends. A clean, well-maintained kitchen outperforms a rushed DIY paint job every time.

OVERRATED: Shoving everything into closets
Buyers DO open closets — especially in Broward where storage is precious.
If your closets are stuffed, buyers assume the home “doesn’t have enough space.”

UNDERRATED: Decluttering like you’re moving tomorrow
We removed 30–40% of items, and suddenly the closets looked bigger… because they were.

OVERRATED: Only cleaning what you can see
Drone photography is king now, and that roof that hasn’t been pressure washed since 2018? Buyers will absolutely notice.

UNDERRATED: Pressure washing roof → patio → driveway
If you live in Southwest Ranches, Davie, Pembroke Pines, or anywhere in humid South Florida, this one is HUGE. A clean roof alone can change how buyers feel before they ever step inside.

OVERRATED: Full bathroom remodels
You don’t need brand-new tile to sell.

UNDERRATED: Clean grout + fresh caulk
This screams “well-cared-for home” more than any new faucet ever could.

UNDERRATED BONUS ROUND (because you know I’m extra):
• Swapping yellowed outlet covers → instant refresh
• Brighter LED bulbs → better listing photos
• Repairing squeaky doors → signals great maintenance
• Neutralizing strong scents → the #1 thing buyers comment on
• Adding one focal point per room → buyers remember the “feeling”

When I first started helping families upsize in Broward County, I thought the goal was always the fancy neighborhood — the one with the gated entrance, the fountain, the palm-tree-lined sidewalks.

But then the calls started coming in…
“Kim, we got a violation because my mom parked in the street for 10 minutes.”
“They told us our boat trailer isn’t ‘aesthetically pleasing.’”
“Why am I paying $500 a month for a community pool my kids haven’t used since 2021?”

That’s when it hit me — sometimes the most over-hyped neighborhoods are the ones people feel the most restricted in.

Because sure, the lawns are perfect…
…but you can’t park your truck outside.
…the HOA has more opinions than your mother-in-law.
…and God forbid your dog barks past 7PM.

You know what families really want when they upsize?
Space for real life — muddy dogs, soccer cleats, boats, grandparents visiting with an extra car in the driveway.

You’ve seen the headlines — a new wave of New Yorkers is expected to move to Florida in 2026–2027.
So what does that mean for the Florida housing market?

It’s about to get messy… and massively profitable.

Florida locals are rolling their eyes like, “Here we go again…”
But nobody wants to admit this:

This migration is good — for sellers AND for smart buyers.

New Yorkers see Florida home prices as a discount:
✔ $1.2M in Florida vs $2M+ in Long Island
✔ $15K property taxes? That’s half of what they were paying

Everyone thinks a bigger house will fix the chaos.
More bedrooms, more peace. Bigger kitchen, fewer arguments.
Walk-in pantry = marriage saved, right?

I used to think that too.

Then I started helping families upsize here in Broward County… and I saw the truth:
A bigger house doesn’t magically organize the Legos, stop the dog hair, or make your spouse love mowing the lawn.

It doesn’t fix the morning bathroom traffic jam or stop Amazon boxes from multiplying.

But here’s what it can do…

It gives you:
✔ A second bathroom so no one is brushing their teeth in the kitchen sink
✔ A real pantry – not that one sad cabinet above the microwave
✔ A backyard where the kids + doodle can run instead of running laps around the couch

Trying to explain I live in Southwest Broward 🐴🌾🚜🌳🐓
Not South Florida 🌊🍹🌴🏖️🛥️

People hear “South Florida” and immediately picture beaches, brunch, yachts, and nightlife.
But my everyday reality looks more like horses walking past my street while I’m taking the trash out — and the handler stopping to chat like neighbors do.

This pocket of Broward is its own little world:

• Barns instead of beach clubs
• Quiet mornings instead of skyline views
• Neighbors you actually know by name

I was NOT prepared for this moment… 👀😂

My body like clockwork waited until right before my 43rd birthday to betray me. There I was, holding a wine bottle all the way across the kitchen like I was trying to read a pirate treasure map… still couldn’t make out a single word. My sister just handed me her readers, I put them on, and suddenly I could see everything tasting notes, vineyard region, vintage year… and the truth that I apparently now need glasses. 🥲🍷

Aging in your 40s is a trip. One day you’re young and fine, the next day your back pops when you sneeze and your eyes decide they’re done taking risks.
But truly — what a gift to even get here. Not everyone gets to age. To keep waking up, celebrating birthdays, laughing at ourselves, loving people, and living long enough to need readers.

So here’s to being 43 this year… and to many, many more years of blurry menus, loud joints, belly laughs, and a full heart. 💛

You know you’re an upsizer in the making when the walls start closing in long before you ever tour a new house.

It starts small — like trying to run a business from the “office” that is also the kitchen, dining room, dumping zone and dog daycare. Or the morning fight for the ONE bathroom sink at 7AM when everyone is late and nobody cares about your sanity.

Then it becomes expensive — paying to store the boat because the driveway is “not HOA-approved”… or debating whether to rent a storage unit instead of just buying a bigger house. Meanwhile Zillow keeps whispering, “Your equity could buy you the yard you said you’d get someday.”

And if we’re honest? Many of us are still “waiting for the market to get better” — meanwhile equity already did its job. The garage is now a climate-controlled warehouse for Costco overflow, and we have to move a Peloton, a high chair and two dog beds just to open the patio door.

We walk 200 steps to a fenced-in shared “dog park” while dreaming of just opening the back door to our own yard. We scroll Zillow “for fun” even though that’s exactly how the last move started.

And every time we drive down Hancock, 199th or Mustang Trail, someone in the car says the same sentence:
“Someday we’ll get land.”
