💡 A little homebuyer tip most people don’t think about… but should.

When you’re buying a home, it’s easy to focus on the exciting parts —finding the one, touring homes, writing the offer.

But behind the scenes, there are things happening that can affect your money and your closing timeline.

Liens are one of them.

If a lien exists on a property, it has to be handled before you get the keys.That can mean paying off an old mortgage, clearing a tax lien, or resolving a judgment that could stop closing completely.

Not the fun part of buying… but one of the most important.

This is exactly why having someone looking out for you every step of the way matters. I always want my buyers protected, informed, and walking into their new home with zero surprises.

Inspection reports are designed to point out everything.

Not to tell you whether a home is good or bad.
I’m very upfront with my buyers in these moments because fear is often louder than facts. Every house, especially one that’s been lived in, will have notes on an inspection.
Here are 8 things I often remind buyers not to panic about after an inspection:

Water stains or signs of past moisture

Very common in PNW homes and often from an old issue that’s already been handled.
Hairline foundation cracks

Concrete cracks over time. Small cracks are usually not structural.
An older but functional roof

Age matters less than condition and remaining life.
“Further evaluation recommended”

Standard inspector language, not an automatic red flag.
A 10–15 year old furnace or water heater

Normal lifespan. Something to plan for, not panic over.
Grading or drainage notes

Often manageable and rarely deal breakers.
Outlets that aren’t GFCI or up to today’s code

Code updates don’t mean a home is unsafe.
Cosmetic wear and tear

You’re buying a lived-in home, not new construction.

These numbers always blow my mind 🤯

According to Redfin’s home sale report…
last December, the median home price was around $426,000.
By January, it dipped even lower — about $418,000.
Then by May, it jumped all the way up to $440,000+.

Same homes.
Different timing.

I say it all the time, but these numbers are proof — homes are cheaper in the winter.

And here’s where it gets even better…
When the market slows down, sellers are more willing to negotiate. That means things like interest rate buydowns or closing cost credits are actually on the table again.

So when people say, “I’ll wait for spring,” I just smile… because the ones who act now are the ones who win quietly.
