Our finished basement apartment! 🏠

Within 1 hour of finishing the final details and cleaning we had renters move in. We wasted no time! Unfortunately, we bought the wrong shower door so it didn’t get installed in time for pictures.

More to come on things we wish we did differently, cost breakdown, and marketing strategies!

Good deals are still happening even in tougher markets. This client was able to go under contract in the first phase of the development. In just a handful of months, this same floor plan is now selling for $15K more with price increases expected as we see lower rates and head into the spring market!

Are you looking to buy in a first phase development? I know of several that haven’t been released to the public yet!

Where we started just a couple months ago. Hopefully next week is the final week working on the basement!

I know a MIL apartment is not the best option for everyone and that’s ok. However, it is one that I’ve helped several clients use to get into a house, increase their home value to propel their financial future (myself included on this), help provide housing for their adult kids, and even build up their retirement savings. I think it’s one worth considering depending on your circumstances!

I’ve got a couple more videos to add to the MIL apartment series but let me know if there’s something you think I should address!

We were able to get this home under contract in just 6 days this past summer! Although my clients weren’t looking to move early August we intentionally listed it early, before school started, and at a realistic price point to maximize the amount of exposure it received. Doing so gave my clients piece of mind, allowed them to sell at a higher price, and accept an offer with the terms they wanted. Although they were prepared to temporarily move into a rental, they didn’t have to do that! Because of the large amount of interest received in their home, they were able to accept an offer that allowed them to stay as along as they needed!
