What Happens After Your Home Hits the Market?

Getting your home listed is only the beginning.

Once buyers start seeing it online and scheduling showings, I’m watching for a few important things:

✅ How many buyers are looking at the home?
✅ How quickly are showings being scheduled?
✅ What feedback are buyers and agents giving us?
✅ Are buyers comparing your home favorably to the competition?
✅ Do we need to adjust anything to create more interest?

The first few weeks on the market can tell us a lot.

My job is to help you understand what buyers are telling us — through their activity, their feedback, and eventually their offers.

A good listing strategy doesn’t stop when the sign goes in the yard.

It adjusts based on what the market is actually doing.

The Highest Offer Isn’t Always the Best Offer

When you sell your home, it’s easy to focus on one number:

The price.

But a strong offer is about more than the dollar amount.

Here are a few things I look at before recommending an offer to a seller:

✅ How much earnest money is being offered?
✅ Is the buyer fully pre-approved?
✅ Are there appraisal or financing concerns?
✅ How strong are the inspection terms?
✅ Does the closing date work for you?
✅ Are there concessions or conditions that reduce the real value of the offer?

Sometimes an offer that looks lower on the surface can actually be cleaner, safer, and stronger.

My job is to help you compare the entire offer — not just the price at the top of the page.

The Highest Price Isn’t Always the Best Price

When you’re getting ready to sell, it can be tempting to start high and “see what happens.”

But overpricing can create problems:

✅ Fewer buyers may come through the door
✅ Your home can sit on the market longer
✅ Buyers may start wondering what’s wrong
✅ Price reductions can weaken your negotiating position
✅ You may miss the strongest activity in the first few weeks

The goal isn’t to simply pick the highest possible number.

The goal is to position your home so buyers see value, create interest, and give you the best chance of getting a strong offer.

Good pricing starts with the market, the competition, the condition of the home, and what buyers are actually responding to.
