FRESH OFF THE PRESS!! The November Baldwin County market report is in. For residential houses, the average sales price is up 13.2%, average days on market are up 42.9% and closed sales are down by 24.3% compared to November of 2021.

What does this all mean to me? I think prices are softening as days on market increase and number of closings slow down. The apparent 13.2% increase in sales price is simply showing they are up when compared to November of 2021. However, if you look inside the numbers, prices are on the decline. This analysis is compared to twelve months ago, and in that case you just don't see it yet.

September Numbers Are Here!!

It looks like average sales prices are up by 8.6%. Average days on market are up by 17.4% and closed sales have decreased by 18.6% in single family residential home sales for September 2022 when compared to September 2021.

Even though this report indicates prices are still up, it is compared to September of 2021. The report shows average days on market on the increase and closed sales have fallen by almost 20%. Prices are soon to follow.
