According to Baldwin REALTORS®, residential properties sold in August averaged 76 days on the market on the Eastern Shore and 72 days in Central Baldwin. Those are regional averages, so your neighborhood and price range may look different.

Buyers, repairs or help with closing costs may be worth asking for. We’ll look at the home and the competition to decide what makes sense.

Sellers, my advice is to focus on what you can control: how your home shows and where you price it. Decluttering, freshening up outside, and a realistic asking price are a good starting point.

Rates are back above 7% 🏡

The Fed raised its benchmark rate this week for the first time in three years, and mortgage rates have moved higher too.

If you’ve been sitting on the sidelines waiting for the “perfect” rate, this is a good reminder that timing the market is nearly impossible.

The upside? Buyers have more inventory to choose from and, in many cases, more room to negotiate on price, closing costs and rate buydowns.

A higher rate with a better purchase price and seller concessions can sometimes make more sense than waiting on a lower rate while home prices or competition change.

A lot of people know me as a Realtor, but what many don’t know is that my love for real estate started long before I got my license.

About five years ago, before I ever helped my first client buy or sell a home, my mom and I jumped into our first renovation project.

And if these photos tell you anything, it wasn’t exactly a cosmetic makeover.

We found rotten floors, water damage, outdated plumbing, and more surprises than I can count. There were moments when it felt overwhelming, but there was also something incredibly rewarding about taking a home that had been neglected and bringing it back to life.

That project changed the way I looked at houses.

I learned how homes are put together. I learned the difference between cosmetic issues and major issues. I learned how quickly renovation budgets can grow, how important planning is, and how much value can be created when you make smart improvements.

Most importantly, I learned that real estate isn’t just about buying and selling houses.

It’s about seeing potential where other people don’t.

That first project led to more renovation projects, more flips, and eventually a career in real estate. Today, I’ve been helping buyers and sellers for five years, and we’re still renovating homes, including our own.

When I walk through a house with a client, I’m not just looking at paint colors and countertops. I’m looking at construction, layout, functionality, renovation potential, resale value, and long-term return on investment.

These photos are from that very first project.

Looking back now, I had no idea how much this house would shape the career I have today.

And honestly, I wouldn’t trade the lessons it taught me for anything.
