For those friends and clients who have been considering a future home or rental purchase but are concerned about where rates may be going in the near future, I’ve enclosed this historical rate sheet for you to see where rates are currently, compared to past years for a comparison.

I remember the excitement back in the early 90’s when rates dropped below 10%. It was a rate people had not seen since the 70’s. Wow! Rates in the single digits.

On a personal level it allowed many friends, and me to be able to purchase our first homes! I seem to remember a rate of 8.5% for my purchase!

Please review these historical rates and compare to where we are today!

1980: 13.7%
1985: 12.4%
1990: 10.1%
1995: 7.9%
2000: 8.1%
2005: 5.8%
2010: 4.7%
2015: 3.9%
2020: 3.1%
2022: 5.2%
2024: 6.8%
Current approx. 6.1%

Average over 40 years is 7.7%. Today’s rates are among the lowest we’ve seen in decades — significantly below the historical peaks and more favorable than some 30 years ago.

Don’t wait while paying for someone elses mortgage or hope to get a lower rate in the future. Whether you’re a first-time buyer, upgrading, or investing, now could be of the smartest times in a generation to buy.

I attended the RTC Washoe County's public information meeting on the Northeast Connector project 3 weeks ago (Dec 17, 2025) at Red Hawk Golf Resort!

The feasibility study highlights a strong need for a new roadway linking east Sparks/Spanish Springs to the Tahoe-Reno Industrial Center (TRIC) to ease heavy congestion and delays on I-80, especially with regional growth.

RTC presented several potential corridor alignments (including options via Vista Blvd and La Posada), estimating it could shift about 10% of traffic off I-80. Cost estimates are over $275M, but no funding is secured yet—this is still in the early planning phase.

Either of these plans will directly affect homeowners in The Highlands and Wingfield Springs areas as well as others.

One of the links (Vista) will pass directly adjacent to homeowners properties which very well could have a detrimental effect on values!

Some support it for better commutes and reliability, while a few people I spoke with raised concerns about large neighborhood impacts, pollution issues, and impacts to wildlife and tribal areas.

I spoke with an RTC representative who stated there were other alternatives. One was light rail between Sparks and U.S.A Parkway. Talks had been opened with Union Pacific regarding this.

It was also mentioned that D.O.T had approved lane widening on the I-80 corridor for the same stretch of highway. Both of these alternatives seem much less invasive to our neighborhoods. Your thoughts?

I wanted to wish Andelin Farms congratulations on their successful bid to be annexed into the City of Sparks.

I understand this process has been in the works with the city for a few years and achieved a unanimous vote.

Apparently the city council permitted a code change regarding “Agritourism.”
I like the sound of that!

With the annexation, this may permit, with approval, the Andelin family to expand their operations, and to include more events, more retail space and possibly lodgings amongst other improvements.

It’s nice to see this betterment of the Andelin Family Farm. I had sometimes pondered when driving past their farm on Pyramid, what would be the outcome of the farm as it became an island surrounded by residential and commercial development.

I wondered if the family would sell to the developers as they were being encroached upon, or stay and hold on to the wonderful venue they had created.

It’s a blessing to see the outcome. More generations of local families like ours, and visiting families from afar will be able to celebrate the activities and making of memories in the future!

I'd like to share an event that happened to me 2 days ago. With our days warming up we are beginning to see more activity from our desert wildlife.

While opening a sprinkler manifold cover to address a stuck valve I happened upon a resting snake in the manifold box.

It was well camouflaged and I did not see it when I reached in to turn the valve on manually. It wasn't until I reached in to turn the valve off that it came to my attention.

I retreated quickly but it did not move. I saw that there was no rattler on its tail. It was just looking up at me. After I investigated the pattern on its back it turned out to be a Gopher Snake.

I feel blessed that it wasn't a Rattler taking a nap. Lesson learned!!

Playing catch up on some of my family events. Had some one on one time with Alex this summer. Alex and I flew down to Phoenix to catch the Dbacks/White Sox game as Alex is an avid Dbacks fan. We endured the 111 degree afternoon as well as the Dbacks loss. Thank goodness the roof was closed on the stadium. An awesome day with some great food!
