🏡 NORTHERN NEVADA REAL ESTATE UPDATE | AUGUST 2026
If you’re thinking about buying, selling, or investing in Northern Nevada, the market is giving us some interesting signals right now.
📍 Reno & Sparks: Inventory is gradually increasing, giving buyers more choices-but good homes that are priced correctly are still moving. The biggest change I’m seeing is that buyers are becoming much more selective. Overpriced homes are sitting longer and price reductions are becoming more common.
💰 Mortgage Rates: 30-year mortgage rates are hovering around the upper-6% range, which means monthly payment matters more than ever. For buyers, negotiating a seller credit or rate buydown can sometimes be much more valuable than simply negotiating a lower purchase price.
🏘️ Fernley: Affordability continues to attract buyers, but resale homes are competing with new construction. Builder incentives can make a BIG difference, so I always compare the true cost before recommending one over the other.
🌾 Fallon & Dayton: These markets continue to offer opportunities, particularly for buyers looking for more property or investors willing to consider homes needing some work. Inspections, wells, septic systems, insurance and property condition become especially important when evaluating rural properties.
🔑 For Sellers: The first 2–3 weeks on the market matter. Buyers are watching price, condition AND monthly payment. Pricing correctly from the beginning is becoming increasingly important.
📈 For Investors: I’m watching Northern Nevada rentals and small multifamily properties closely. Apartment construction is slowing while rental occupancy remains strong—something that could create interesting opportunities for investors who buy based on today’s actual numbers rather than projected appreciation.
My take: This isn’t a market where every seller has the advantage or every buyer does.
It’s a property-by-property market.
The opportunity is in knowing where the leverage is.
