Hope you’re doing well. I’m sure you heard yesterday the Fed cut rates yesterday by 50 basis points. That rate cut doesn’t directly lower mortgage rates by a half a point but it is really good news for us. It means that we can most likely continue to see rates lowering like they have over the last couple weeks. If you have any questions about the rate cut or anything else let me know. > Lake Access: Deeded lake access is a legal agreement that allows a property owner to access a lake, even if they don't own the land adjacent to the lake.

> Lake View: Refers to land or a structure on land that has a view of the lake.

> Lake Front: Describes the land along the edge of a lake.

Explaination- Several years ago, I introduced a property description known as “Lake Access,” which was not previously used. While Lake Access based on membership makes sense to local residents, it is not always obvious to potential buyers.

In fact, some buyers who purchase property in Vernon with an out-of-area agent expect to have lake access somewhere in town and are surprised to find they do not.

As a seasoned real estate professional, this concept seems clear to me. However, I am reaching out to my customers, clients, friends, and family—those not directly involved in real estate—to provide feedback. I want to know if the term “Lake Access” might be misleading toSean F. Clarkinblic.

As we approach the half way point in 2024 (end of June) take a look at these number leading up to May 31st 2024 compared to the same period in 2023.

May 2023 compared to May 2024 was the smallest sold price increase YTD.

When June numbers are available we need to compare June 2023 to June 2024 to determine if the price difference reduction occurs a second month in a row leading into summer season.

But YTD 2023 compared to YTD 2024 values are up nearly $50,000
With the difference in May alone year over year was closer to only $20,000.
