Mortgage Rates Aren’t Backing Down Yet
Over the years guiding buyers and sellers throughout North Jersey, I’ve learned how much mortgage rates shape every real estate decision. Right now, rates are holding steady near 7%, which means affordability remains tight unless we see inflation cool and the Fed adjust its course. With inflation proving stubborn and the possibility of another Fed rate hike, we could see mortgage costs climb even higher. Plus, with mortgage-backed securities spreads staying wide, borrowing isn’t likely to get easier in the short term. For those considering a purchase, sale, or refinance, it’s wise to treat today’s rates as the baseline for your plans—any future drop would be a welcome bonus, but not something to count on. My approach has always been to help clients navigate every market turn with clarity and confidence, so you can make informed choices no matter where rates are headed.

Smart Home Buying Tips With Current Mortgage Rates
With mortgage rates holding steady above 7%—specifically, a 30-year fixed rate sitting at 7.12%—the current market certainly looks different from just a year ago. As someone who’s navigated North Jersey’s real estate twists and turns for over a decade, I know how these shifts can feel daunting. But here’s something worth noting: fall home prices are roughly 5% lower than they were this summer. That opens the door for negotiation opportunities, especially as the market cools and inventory rises. For buyers who are ready to look past the headlines and focus on real value, there’s a real chance to find a home that fits your needs. My experience with every step of the process—from making the right offer to closing with confidence—means you’ll have a steady hand guiding you, even when the market is unpredictable.

Housing Data Gives Buyers More Leverage
We’re seeing a meaningful shift in the housing market that’s giving buyers more room to negotiate. By late Q3, about 21% of active listings had price cuts, and inventory climbed to over 1.16 million homes—now just 9% shy of normal pre-pandemic levels. While buyers remain cautious (homes under contract dropped around 4% year-over-year for the second month in a row, mainly because of higher mortgage costs), sellers are still active: only about 6% of listings were delisted, holding steady compared to last year. The national median list price now sits at roughly $419,000, down 1% both month-over-month and year-over-year, and we’ve seen the price per square foot dip by about 2% from last year. That’s 11 straight months of annual price declines—meaning more listings are open to negotiation, and buyers have a bit more leverage at the table. The big question is whether these price adjustments will encourage more buyers to move forward, or if increased supply and tempered demand will keep us in this adjustment phase a bit longer. With my hands-on background and ABR expertise, I help clients navigate exactly these kinds of market turns—so whether you’re buying or selling, you’ll have a clear, strategic plan every step of the way.

Homebuyers Gain More Perks Amid Easing Market Competition
In my years guiding clients through the twists and turns of the real estate world, I’ve seen how shifts in market dynamics can open new doors for both buyers and sellers. Right now, with mortgage rates hovering around 7% and home prices remaining high, many buyers are choosing to wait on the sidelines. As a result, we’re seeing more sellers nationwide offering concessions and price reductions—particularly in Sun Belt regions where inventory is plentiful. Having navigated similar market cycles in North Jersey, I know firsthand how a thoughtful strategy—whether you’re buying or selling—can make all the difference. My hands-on experience, from flipping homes to representing buyers and sellers across countless transactions, helps me craft a clear, confident plan for every client, no matter what the market brings.

Gen Z buyers lead every generation on affordability trade-offs
It’s fascinating to see how Gen Z buyers are reshaping the homeownership landscape. According to recent findings, this generation is leading the way when it comes to making affordability trade-offs—more willing than any other age group to adjust their spending and opt for smaller homes if it means securing a place of their own. Canadians, in particular, seem the most open to downsizing, while British buyers are the least likely to compromise. Over my years guiding clients through every twist and turn of the North Jersey real estate market, I’ve seen firsthand how adapting to changing priorities can open up new paths to homeownership. Whether you’re navigating your first purchase or considering how to make a move work for your lifestyle, understanding these trends can help you approach your next step with confidence.

NJ got a big revenue boost in August. What it means for home sales
August brought some noteworthy news for our local real estate market: New Jersey's Realty Transfer Fees revenue jumped 18.2%, reaching $61 million. This uptick reflects what many of us have seen on the ground—high median home prices are holding steady, and sales continue to move at a healthy pace. For those of you navigating the North Jersey market, these numbers tell a clear story: demand remains strong, and buyers and sellers are both finding opportunities. With my background in flipping homes and guiding clients through every detail of the process, I see firsthand how shifts like this play out in real transactions. Staying informed on these trends helps everyone make smarter decisions, whether you’re considering your first purchase or planning your next big move.

The Housing Market Is Getting More Expensive to Wait Out
With over a decade in North Jersey real estate—and having seen my fair share of market shifts both as an agent and through hands-on property investments—I’ve noticed a trend that’s worth your attention: waiting to buy a home is becoming more expensive. Higher borrowing costs mean that holding out for a price drop doesn’t always pay off, since monthly payments can end up even higher if financing conditions stay elevated. While home prices aren’t falling fast enough to balance out these rising rates, there are still windows of opportunity for buyers, especially in neighborhoods where inventory has grown and sellers are eager to negotiate. The key right now is to look beyond just interest rates and take a close look at the full picture: the cost of financing, current pricing, and your room to negotiate. Every client’s situation is unique, and my role is to map out these factors so you can make a well-informed decision that fits your goals—whether you’re ready now or weighing your options for the future.

Seller Concessions Reach a New US Peak
In my years guiding buyers and sellers across North Jersey, I’ve seen the ebb and flow of negotiation dynamics—but the latest national numbers are truly eye-opening. In the rolling three-month period ending Mid-Q3, about 45% of US home sales involved sellers offering concessions—the highest Mid-Q3 rate we’ve seen since at least 2020. That’s up from roughly 43% the previous year, signaling that buyers are gaining more leverage as inventory grows and competition eases. These concessions aren’t just about slashing prices; they often include help with repairs, credits toward closing costs, or even mortgage-rate buydowns, giving buyers flexible ways to lower their total purchase costs. In fact, around 16% of homes sold in Mid-Q3 paired a price reduction with a concession, opening the door for even more buyer savings. From my perspective as both a Realtor and someone who’s been on every side of the table—from flipping homes to guiding clients through every step—this shift is reshaping how deals come together and offering new opportunities for buyers to enter the market on more favorable terms.
