🗣🗣🗣If you plan to purchase a home, don't get so caught up on interest rates or home prices meaning don't look at homes and say, "I want a $300,000 home because of how they look" or "Rates are so high right now, I'll wait to buy".

👀Instead, you need to base the home off the price you want to pay monthly! Not many people realize how much monthly a $300,000 home payment will be, not to mention the cash you will need at closing for it and they may not be willing to pay either.

👇🏾Below is an example of the monthly payment (WITHOUT PROPERTY TAXES, HOMEOWNERS INSURANCE OR MORTGAGE INSURANCE) for a 30-Year Fixed FHA loan with the range that interest rates are right now. Based off how much you want to spend per month, that is the home price that you need to look for. Yes, you may want and be approved for a $340,000 home, but do you really want a $1,600 or more mortgage?

👉🏾👉🏾👉🏾When looking at the chart below, add a minimum of $200 (AND THIS COULD BE HIGHER DEPENDING ON THE TAXES AND INSURANCE) to each price to see what you would pay for that home monthly.

✏️📝For example, if you are looking to have a mortgage of no more than $1,000 per month you don't need to look at a home over $180,000 (and that is with a lower interest rate, if your rate is higher you may need to decrease that price).

📌Also, you have to note, just because someone you know purchased a home a year or two ago and their mortgage is "so and so" that does not mean yours will be the same. Their rate is likely significantly less than yours will be, so you have to buy for this market and YOUR situation!
