Selling your home “For Sale By Owner” (FSBO) sounds appealing on the surface: skip the agent, avoid paying commission, and stay in full control. And for some sellers, it can work—especially in a hot market or when the home is in high demand and priced well. But the truth about FSBO is that you’re not just selling a house—you’re managing a full real estate transaction. That means you take on pricing strategy, marketing, showings, buyer screening, negotiations, paperwork, timelines, and problem-solving when surprises pop up (and they often do).
The biggest question is whether the savings are real. While avoiding a listing agent commission can reduce costs, many FSBO sellers still end up paying the buyer’s agent commission to attract more qualified buyers. On top of that, pricing is where FSBO sellers can lose the most money—either by underpricing and leaving value on the table or overpricing and sitting on the market until price reductions become necessary. Professional agents bring data, local market context, and experience that can help a home sell faster and for stronger terms, which can offset their fee in ways that aren’t always obvious upfront.
FSBO also demands time and a willingness to handle risk. You’ll need strong photos, a marketing plan, a way to get maximum exposure (beyond just a yard sign), and comfort with negotiating face-to-face. You’ll also be responsible for disclosures, contracts, deadlines, and coordinating the moving parts—inspections, appraisal issues, repair requests, and title work. If you’re organized, responsive, and experienced with real estate transactions—or selling to someone you already know—FSBO may be a reasonable option. If not, the process can become stressful quickly, and mistakes can be costly.
So, should you really sell without an agent? It depends on your goals and your tolerance for hands-on work. FSBO can make sense if you have the time, confidence, and a straightforward property in a high-demand area. But if maximizing price, reducing hassle, and protecting yourself legally are top priorities, partnering with a skilled agent may be the smarter move. A good middle ground is interviewing a few agents and comparing their marketing plan, and net proceeds estimate against your FSBO plan—because the best choice isn’t about commission alone, it’s about what you walk away with at the end.
