The market is still very favorable toward buyers right now 😎 Sometimes it the best option to submit a basic offer for list price, other times you may want to consider negotiating so terms that might benefit you while still getting the house you want 🤔 It’s been a common theme the last several months for buyers to having their closing costs covered by the seller. Which keeps more money in the buyers pocket 💰 The market it always shifting and every situation is different, so talk to your agent about what terms will put you in the best position 🤓

House hunting is hard work! There’s a lot you need to consider before you put an offer on a house 🤔

▫️How much is the monthly payment? Have your lender run the numbers for the properties address to check 🤓 Sometimes the difference in taxes might have a bigger impact on your payment. It’s always important the see how the payment fits into your budget. Just because you qualify for a certain amount doesn’t always mean it’s a good idea to use the maximum approval amount.

▫️What is your long term goal? If this is your first home it might be unrealistic for the home to check every single box. Your first home can be leveraged towards eventually getting into that dream house. Is this going to be an investment property? How does the potential income compare against how much your spending on it? With any home purchase we will be asking you about your long-term goals.

▫️How much work does the house need to be live-able or comfortable? Do you have the finances to get the work done or the skills to do it yourself 🛠️Getting a home that needs some work can gain you a lot equity pretty quick, but you need to know if that’s something you are comfortable with.
