Sellers: A price reduction is one tool - but there are other ways to make your home more appealing to buyers.

With mortgage rates above 7%, buyers are looking closely at both their monthly payment and the cash needed to close.

Offering seller concessions could help a buyer:

🔑 Cover eligible closing costs and prepaid expenses.
🔑 Pay for discount points to lower their mortgage rate.
🔑 Fund a temporary buydown that reduces payments during the first year or two.

While seller concessions generally can’t pay the buyer’s down payment directly, covering other costs can help them stretch their available savings.

The right incentive may give buyers a reason to take another look at your home. Competitive pricing still matters, and we should compare what a price adjustment versus a seller credit could mean for your bottom line.

🎉 THE FINAL PARCEL IS SOLD! 🎉

And I’m not crying - you’re crying. Okay, JK…I might be crying. Happy tears, of course. 😅

After a whole lot of months, 21 to be exact, all eight acreage parcels have officially sold!

This journey began with two 40-acre parent parcels that were divided into eight approximately 10-acre parcels. Six buyers now have their own piece of Deer Park.

Managing eight separate acreage sales required careful coordination, persistence, learning and, yes, a whole lot of patience. 😅 This experience deepened my acreage expertise and made me an even stronger resource and advocate for my clients!

The best part? My sellers were able to move into the property they loved last year. Now, with the final parcel sold, this chapter is officially complete.

I’m incredibly proud of what we accomplished, grateful for my sellers’ trust and honestly a little bittersweet to see it end.

Eight parcels sold. Six buyers. One very proud and grateful real estate agent. 💜
