Sellers: buyers are PICKY right now. And honestly? They have every right to be. 👀

When buyers are comparing your home to several other options in the same price range, the little things matter a lot more — especially the big-ticket items.

Right now, I’m seeing buyers pay close attention to things like:

* 🏠 HVAC
* 🪟 Windows
* 🏡 Roof
* 🚽 Sewer lines
* 🔧 Overall condition and deferred maintenance
* 💰 Whether the home actually feels worth the asking price

And buyers are taking longer to make decisions because they have options. If they don’t like the terms, condition, or price of one house, there may be another one down the street.

For sellers, that means motivation matters. If you’re selling right now, you need to be prepared to navigate inspections, negotiations, appraisal, and everything else that comes between accepting an offer and actually getting paid.

The Spokane market has changed — and sellers need to change with it.

Answering your 🔥 burning 🔥 questions today, am I just a door opener? Well the short answer is, yes I do in fact open doors, a lot of them! But that’s not where my job stops. In fact, while you’re catching a vibe for the place I’m gathering all the pertinent info. I’m looking up past, recent, and present permits. I’m checking everything out that I can see and bring them up to you. I don’t wait for inspection day to bring up concerns that I see, all that does it waste valuable time ⏲️

And not only can I open the door, I can close it too 😉

🚨 HOME SELLER PSA 🚨

I’m just going to say it…

You cannot price your house based on vibes. 😭

Your neighbor’s cousin selling their house for a ridiculous amount in 2021 is not a comparable.

And “let’s just list it high and see what happens” is a GREAT way to sit on the market while buyers scroll right past you. 👋

You don’t have to give your house away—but you do have to understand the market you’re selling in.

Also, hot take: your attitude from day one matters.

The sellers who listen to feedback, stay realistic, and are willing to adapt usually have a MUCH better selling experience than the ones who immediately decide that every buyer, agent, showing, and piece of feedback is personally attacking them. 😂

Your house is special to you. To buyers? It’s one of several options they’re looking at this weekend.

Price strategically. Stay flexible. Listen to the market.

That’s how you give yourself the best chance of actually getting SOLD. 🏡

Sometimes you can do all the right things, and the market still wants to try and bite you in the a*s.

These listings are all a steal, but somehow the right buyer hasn’t come along just yet. Which one is your favorite?

1323 W Longfellow — $250,000
This seller has done the works. New roof, new siding, new bathroom remodel, new mini split AC unit. He’s even including a hot tub. Imagine those soon to be fall nights, how nice would a hot tub be? 🍁🍂

2803 W Rowan — $289,900
Located in the heart of Shadle, this is the most functional 2 bedroom layout in the surrounding area. You get two full bedrooms, plus a huge living room, plus an extra office/workout/whatever area by the kitchen. Also do you see the size of that backyard? Don’t even get me started on this one. This is literally the newest 4 bedroom (besides brand new construction obviously don’t come for me) on the market at this price. This house is LITERALLY priced almost $40k under its competition. And the seller is offering a $2,000 flooring credit. Come on now!

Sometimes there’s no true reason why a house does or doesn’t sell in a market like we currently have in Spokane. Don’t let these 3 pass you by!
