I’m just going to say it…

You cannot price your house based on vibes. 😭

Your neighbor’s cousin selling their house for a ridiculous amount in 2021 is not a comparable.

And “let’s just list it high and see what happens” is a GREAT way to sit on the market while buyers scroll right past you. 👋

You don’t have to give your house away—but you do have to understand the market you’re selling in.

Also, hot take: your attitude from day one matters.

The sellers who listen to feedback, stay realistic, and are willing to adapt usually have a MUCH better selling experience than the ones who immediately decide that every buyer, agent, showing, and piece of feedback is personally attacking them. 😂

Your house is special to you. To buyers? It’s one of several options they’re looking at this weekend.

Price strategically. Stay flexible. Listen to the market.

These listings are all a steal, but somehow the right buyer hasn’t come along just yet. Which one is your favorite?
