Over the first 4 months of 2026… $6.77M+ closed. 15+ families and investors helped.

But these aren’t just deals.

Got a message after my last post that said…

👉 “Hey, I can edit your photo… your yellow teeth… make them whiter for you.”

I had to read that twice.

My response:

“They’re not yellow… they’re espresso.”

At this point I don’t even have teeth anymore…

👉 It’s just a long-term coffee investment.

Honestly though…

If coffee stains are the worst thing showing up in my photos…

I’m doing alright.

Real estate runs on coffee, conversations, and figuring things out.

We were told we were overpaying…
turns out, waiting would’ve cost us way more.

And that’s the part nobody talks about.

During COVID, my wife and I were looking to buy our next home.

If you remember that market…

Homes were gone in days.
Multiple offers.
Way over asking.

You’d walk into a house…

And before you even had time to think…

👉 It was already pending.

We finally found the one we liked.

But right away, we heard it:

“You’re overpaying.”

And honestly…

It felt like we were.

But we had a plan.

We knew what we wanted long-term.
We knew why we were making the move.
And we made a decision based on our life… not just the market.

So we moved forward.

Fast forward a few years…

👉 That same home is worth significantly more today.

We didn’t overpay.

If anything…

👉 Waiting would’ve cost us the opportunity.

And that’s the part most people miss.

Waiting feels safe.

But what it actually does is:

Nobody tells you this before you buy a home…

👉 The work doesn’t stop after you get the keys.

That’s when it actually starts.

This weekend, I’m out in the yard…

Moving dirt.
Bringing in gravel.
Leveling everything out.

Getting a base ready for a playground for my boys.

And of course…

They’re not just watching.

They’re jumping all over the gravel piles like it’s the best thing ever 😂

But while I’m out there working, I keep thinking about this:

👉 What you don’t maintain… starts to fall apart.

A home doesn’t stay the same.

It’s either getting better…

Or slowly breaking down.

And the truth is…

That’s not just about a house.

It’s your relationships.
Your growth.
Your faith.
Your business.

👉 You’re either working on it… or it’s working against you.

There’s a simple truth I’ve learned:

👉 “Whatever you don’t intentionally grow… will naturally decline.”

Nobody drifts into a strong marriage.
Nobody drifts into strong character.
Nobody drifts into a strong life.

It all takes work.

Consistency.

Intentional effort.

And sometimes…

It’s not just maintenance.

It’s a full repair.

And most of the time, that starts with you.

Because we can’t change everyone else…

But we can change how we show up.

Now here’s the part nobody talks about with homeownership:

There are two types of projects.

👉 Repairs
👉 Improvements

Repairs are expected.

Fixing what’s broken.
Replacing what wore out.
Keeping the home functioning.

And here’s the truth…

👉 Repairs don’t really add value.

They protect what you already have.

But improvements?

That’s different.

That’s where you create value.

That’s where you build what’s called:

👉 Sweat equity

Where the work you put in actually forces appreciation in the home.

And at the same time…

Improves how you live in it.

That’s the part I enjoy.

Building something better for our family…

This weekend is dirt, gravel, and a lot of work.

Who knew one call could change EVERYTHING…

One phone call changed my career…
introduced me to my now wife…
and completely changed my life.

Didn’t see any of it coming.

At the time, I was in commercial property management.

Then I got a call from a girl I barely knew…
who’s now my wife.

“Come help us grow this company.”

I saw it as a stepping stone.

What I didn’t realize…

👉 It would become one of the most defining seasons of my life.

We worked side by side for years.

When I stepped in, it was a small mom-and-pop company…

Managing around 300 units.

Within 3–4 years…

👉 We grew it to nearly 1,000 doors.

We rebranded everything
Restructured operations
Built systems
Launched renovation + handyman companies

All focused on one goal:

👉 Make properties perform better

Then COVID hit…

And everything changed.

We had to let go of about 30 employees.

One by one. Every 30 minutes.

Keys on the table. No clear future.

For months, we worked from home trying to hold everything together.

Tenants losing jobs
Payments uncertain
Phones nonstop

Real people. Real pressure.

But we stayed steady.

And somehow…

We made it through.

Rebuilt. Rehired. Restructured again.

Stronger.

That season changed how I see real estate.

It’s not just buying and selling.

It’s what happens after.

And what became very clear to me…

👉 Who you build with matters.

Most homeowners spend money on their home the wrong way…

And don’t realize it until later. Let me explain..

They either:

👉 Over-improve and don’t get their money back
👉 Or under-improve and leave value on the table

This weekend… we’re right in the middle of that.

After finishing a subdivision project, our yard was basically gone 😅

So now we’re rebuilding it from scratch.

And it’s not just me…

👉 My wife and my two boys are right there with me.

They’re digging dirt, moving things around, getting involved…

And honestly, they love it.

We’re re-leveling the lawn
Laying new sod
Building out a playground area
Adding a retaining wall
Bringing in rock for drainage and curb appeal
Planting trees and landscaping

But here’s how I’m thinking through it:

👉 Not just what looks good… but what actually adds value

Because there are really two types of upgrades:

1. Investment upgrades (increase value)
2. Lifestyle upgrades (increase enjoyment)

The mistake?

Most people don’t separate the two.

If you’re selling soon… focus on ROI.
If you’re staying… blend both.

Your home should serve your life…
but also protect your investment.

That’s the balance.

LIE.

“You need work-life balance.”

I believed that for years.

And no matter how hard I tried…
it felt like I was always falling short somewhere.

Doing more at work meant less at home.
Being more present at home felt like I was slipping at work.

It was frustrating.

Because I thought I was the problem.

Until one moment changed it.

I remember it clearly.

I had just left the office…
driving home in my truck…

Mentally still at work.

Thinking about deals, problems, what needed to get done next.

I turned on a podcast.

And Sharran Srivatsaa said one sentence:

👉 “Be where your feet are.”

That was it.

But it hit me hard.

Because in that moment, I realized…

For years, I’ve been chasing “balance”…

And that one phrase shattered it.

I wasn’t lacking balance.

I was lacking PRESENCE.

I was in a lot of places physically…
but not fully there.

At dinner… thinking about work.
At work… distracted by everything else.

Trying to juggle everything…

But not fully showing up anywhere.

That one thought changed how I operate.

Now, I’m not chasing balance.

I’m chasing presence.

When I’m working… I’m all in.
When I’m with my family… I’m all in.

Not perfect… but intentional.

Because here’s the truth:

👉 People don’t need more of your time… they need more of YOU.

More Presence.
More Attention.
More Focus.

That’s what actually matters.

That’s what they’ll remember.

And I’m actively working on this every day.

So here’s my challenge to you…

Where are you physically… but not fully present?

And what would change if you gave that moment your full attention?

Because if you’ve ever competed… you know losing hits.

And if losing doesn’t bother you… you probably stopped pushing.

Saw it with my boys the other night.

Board game… nothing serious…

But when they lost?

Quiet. Frustrated. Done playing.

And honestly… that’s not a bad thing.

That means they care.

I was the same way.

Always second place in the mile…

Couldn’t beat this kid Andre…

Until one day I finally “won”…

Turns out he was sick that day 😂

But here’s the truth…

If you’re the best in the room… you’re in the wrong room.

Wanting to win is good.
Losing is how you grow.
And how you respond matters most.

So think about this…

When you lose… what do you do next?

When you win… who do you become?

“I don’t really care about winning.”

It’s something I hear from time to time, but I don’t fully believe it.

Because anyone who has truly competed understands that losing creates a reaction. And that reaction often reflects how much we care.

Recently, I saw this with my sons while playing a simple board game. When they lost, they became frustrated and didn’t want to continue.

At first glance, it may seem like something to correct. But I see it differently.

That reaction reflects care. It reflects a desire to improve.

It reminded me of my own experience growing up, consistently finishing second in school races to the same competitor. While frustrating, it pushed me to grow and improve.

There are several principles that continue to apply:

* The desire to win can be a positive driver when guided properly
* Losses provide feedback and opportunity for growth
* Strong competition accelerates improvement
* Humility and respect build long-term success

As John Maxwell said, “You either fail forward or fail backward.”

The difference lies in how we respond.

A quick reminder: care enough to compete, be willing to learn, and focus on how you carry yourself through both wins and losses.
