August, you were a lot. šŸ¤Ž

The month started so hard with the fires, watching our community go through something that still feels difficult to wrap our heads around. But somehow we also managed to squeeze a LOT of summer into the rest of it.

The highlights:
šŸ”ļø A magical trip to Banff with Tres for my birthday ā€ØšŸŒ«ļø Family time at the lake, smoky skies and allā€ØšŸ›³ļø A Seattle trip with a crew of teenagersā€ØšŸ” Lots of work with Labrina + plenty of pretty housesā€ØšŸ“š And getting all three kids off into a big new school year

Definitely one of those months where a lot of life happened all at once. Iā€™m really grateful we still managed to squeeze out every last bit of summer we could.

And now I am very ready for September... cooler weather, routines, football, letting this awful Mariners season run its course, and maybe a slightly less chaotic calendar (just kidding, Iā€™m a volleyball mom šŸ˜†) šŸ‚

To anyone in our Spokane community struggling with putting the pieces back together - the most important takeaway from this post is that you do NOT have to walk this road alone.

There are so many overwhelming parts of rebuilding after a fire, so today we wanted to share a few things that are going RIGHT. šŸŒŸ

Weā€™re currently walking alongside clients rebuilding their home after the Spokane fires, and weā€™ve been incredibly encouraged by what happens when the right pieces come together: an insurance company that communicates and works with its policyholders, a builder who understands both the construction and insurance sides of a fire rebuild, and a strong team helping navigate the hundreds of decisions along the way.

Having personally been through the process of losing a home to fire and rebuilding in Spokane, I know how confusing those first weeks and months can be. I also know how much it matters to have people willing to share what they learned and help you avoid having to figure everything out alone.

Maybe it was never just about the house.

Sometimes a move is about being closer to family, starting over, finding more space, settling into retirement, or simply choosing a place that feels more peaceful and more like home.

Thatā€™s one of the things we love most about helping people buy and sell real estate in the Spokane and surrounding areas. Every move has a story behind it, and usually, the house is only part of the picture.

If your home or another structure was damaged or destroyed in the fire, Washington law may provide some property-tax relief.
Under RCW 84.70, you can apply through the Spokane County Assessorā€™s Office to have the propertyā€™s assessed value reduced based on what remains after the loss. Your 2026 property taxes may then be partially abated for the number of days remaining in the year after the damage occurred.

Because the fires began on August 1, that could mean relief for nearly five months of the 2026 tax year. If you have already paid those taxes, the abated amount may be refunded retroactively.
Contact the Spokane County Assessorā€™s Office and submit the Destroyed Property Form to begin the process.

I am simultaneously sad and glad my previous post resonated with so many. Itā€™s all just so overwhelming. I will try and continue posting as many helpful things about our personal experience as possible - a HUGE one was the building process. Weā€™re thrilled to be ā€œhomeā€ again, yet there were so many hardships along the way that may have been preventable.

Choosing a builder after a fire loss can feel incredibly urgent, especially when Spokane-area contractors are already filling their schedules and there is such an overwhelming amount of work to be done.

Start making calls quickly, but do not let that urgency rush you into signing with the wrong company. Interview several builders, tour their completed homes, understand exactly how they price their work, and ask who will be managing the design, insurance communication, subcontractors, timeline, and warranty.

Most importantly, trust what you notice. If someone feels pushy, is inconsistent about returning calls, avoids direct answers, or raises other red flags, take those concerns seriously. Communication rarely gets better once construction begins.

You have the right to choose your own builder. Your insurance company does NOT make that decision for you.

For our Spokane neighbors impacted by wildfire and home loss, these are a few things I learned through my own 2023 experience navigating insurance, temporary housing, rebuilding, replacing belongings, and the emotional aftermath.

I am not an insurance agent or expert, and every policy and situation is different. This is simply the information I wish someone had shared with me during those first overwhelming days and months.

Losing a home is not only a financial and logistical crisis. It is grief, trauma, decision fatigue, and the disorienting feeling of suddenly having to rebuild an entire life. Take things one step at a time, ask every question, document everything, and please seek support for your mental health along the way.

Spokane is a community that knows how to show up for one another. We can attest to that from our own situation and how weā€™ve witnessed for many others over the years. To everyone affected by the fires in Spokane and Eastern Washington, you are in my heart and Iā€™m here for you however possible. Please take very good care.

The 2026 Spokane summer market is giving buyers something we havenā€™t seen as much of in recent years: options.

With more inventory on the market, longer days on market for some listings, and sellers becoming more open to negotiation, buying power looks different right now than it did during the ultra-competitive years.

And summer adds another interesting layer: while some buyers are distracted by vacations, camps, lake weekends, and travel, motivated sellers are still very much paying attention.

That combination can create opportunity.

This doesnā€™t mean every home is a deal or every seller is desperate. But it does mean strategic buyers may have more room to negotiate on a variety of important aspects.
