Closed on this home last week and I couldn’t be more excited for my clients, successfully completing their first flip, and for the buyer who was finally able to get a great home after a couple of unsuccessful attempts.

In the current market, when homes are priced correctly and competitively they are still receiving good activity and can sell relatively quickly.

This home was on the market for just over a month, and after some open houses that were hit and miss, and several showings, we received an offer, and after negotiations we were able to get our purchase price up $10,000 from asking price!

This was a great transaction to be a part of and I am very thankful for all parties involved to help get this one done!

This listing was a great example of the potential risk in listing a property too high up front. When we initially brought this property to the market we had a set range we were going to list at based on the market at the time. However the seller was willing to take the chance and shoot for a higher sales price, understanding the potential consequences of doing so.

We went live last summer and had some interest, but the same feedback, too high of a price. We did a few price drops over the winter, but ultimately became the “stale listing” on the market.

It wasn’t until we did another significant price drop earlier this year that we finally were able to generate an offer and get under contract at a price where all parties were satisfied, however that number was a bit lower than I think it would’ve sold for last year if it was priced correctly from the start.

In this situation my client understood the risk taken by listing higher, and ultimately left some money on the table by doing so.

There are several important factors to consider when selling a property, and the work you put in up front will determine the success of your sale.

Still amazed with how this turned out!

This is a property I helped my clients purchase off market earlier this year for them to renovate, and it has been an amazing process to be a part of! Seeing the transformation and quality of work is awesome and I am blessed to be a part of it.
