The Spokane market is shifting into a more balanced, opportunity-driven market rather than the highly competitive seller’s market we experienced in recent years. With 5.3 months of inventory, buyers have noticeably more choices and more negotiating power, while sellers need to be more strategic with pricing, condition, and presentation. Closed sales are down 3.9% and the median sale price is down 2.7% to $418,300, showing that buyers are becoming more selective and affordability remains a major factor. At the same time, new listings are down 7.6%, which helps prevent inventory from becoming excessive. In practical terms, good homes that are priced correctly are still selling, but overpriced or poorly presented homes are taking longer and are more likely to require price adjustments. Current Spokane data also shows buyers gaining ground as listings increase and homes take longer to sell. For buyers, this is one of the better opportunities in several years to negotiate, take their time, and have choices; for sellers, it’s still a very good market—but preparation, pricing, and having an experienced negotiator matter more than they did when almost everything was selling immediately.
