Woo hoo! Closing out the year with a few more closings!! Grateful is an understatement for this year.

This year has been filled with a lot. A lot of wins, some tough losses, friends and family bringing new life into this world, and watching some friends leave this world, an engagement, life changes, moving into a new home, the opportunity to travel and experience new places, and much more.

I’m grateful for my health, my family, my business, my friends and relationships, my clients and the ability to be a part of people’s journeys to find this awesome idea of home.

I hope you are surrounded by love, warmth, loved ones, friends and family and full bellies today. All these things are a huge part of this idea of “home” I cherish so much, and today am especially reminded the importance of!! Happy Thanksgiving!!!

Selling a home is one of the most emotional decisions you can make in your lifetime.

This client lived in this house for over 60 years, got married here, raised her kids here, and even babysat her grandkids here.

After all of those years in this home that have fostered some amazing memories and lots of love, she and her family decided it was time to move on.

Because of her real estate investment so long ago, at 92 years old she has no worries about how her new home, in home care and bills will be taken care of. I’m so excited for this new stage of life and grateful to have gotten to be a part of it!!

Here is my Top Tip for Buyers in this market!!
Take advantage of less competition. Mortgage rates are higher than our generation has seen. Lots of people are waiting it out hoping for those rates to drop. Little do they know, when the rates drop and there’s an influx of buyers shopping in the market competition will rise, inventory will fall and prices will shoot back up. Use the higher rates and lower number of shoppers to negotiate seller paid closing costs, rate buydowns, inspection repairs, price reductions (oftentimes resulting in INSTANT EQUITY) and so much more!

Never EVER buy a house unless…

You do these three things first!!

1. Find a realtor you trust. This isn’t just any realtor. This is one that you LOVE! That you know is going to bat for you, making the extra effort, and doing everything in their power to help you find the perfect home.
2. Use a local lender. Oftentimes, your realtor has a list of lenders that they suggest you use. This is for no other reason than helping you in the long run!! Realtors work with lenders that close deals, have awesome programs to help buyers and more often than not are available 24/7!
3. Learn about the market. When you decide it’s time to buy a house, talk to your realtor about how long houses are sitting on the market, what a house that comes back on market means. Learning how to navigate through the real estate market by yourself is tough. Use your realtor and resources to be educated about what is going on in your area so you’re best prepared to buy a home.
