Make the first appearance of your house impressive. If the curb appeal is not there, most buyers will not even bother to look at the inside. Front gardens should be well maintained and doors, trims and window frames should be freshly painted if necessary. And don’t forget about the back yard. Make sure it’s mowed, trimmed up and cleaned up. Also, a garden can be a factor that seals the deal.

Clean up the inside of your house – small improvements matter. Buyers like to look around and in pretty much everything. After all, they are about to part with a large sum of hard-earned cash and taking on a long-term loan to buy a home. You certainly don’t want them to come in and see dirty cupboards, dishes in the kitchen sink, dirty carpets, untidy rooms, etc. Take the time to replace a ripped window screen, add a fresh coat of paint to the family room (make sure all colors throughout the house is cream or neutral color) Neutral colors make it easier for the buyer to imagine their pictures on the walls and their furniture in the rooms.

Make sure to Declutter. Clutter makes a room look smaller and a lot less appealing easily discouraging a buyer. Depersonalize your home. Remove items like family photos, personal collections, and artwork. By doing this, you are allowing the buyer to visualize their personal items on the walls or sitting on end tables, etc.

Stage the Home. This can have a dramatic effect on how quickly you sell your home. Play low music in the background (classical or jazz). Burn scented candles so the smell emanates into the most trafficked room. Especially the bathrooms and kitchen.

Don’t overprice your listing. People get emotionally attached to their homes and therefore value it above the market value. To get a quick sale, you have to be realistic. Look at other properties in the neighborhood and get an opinion of a reputable real estate professional. Be prepared to lower your expectations if you genuinely want a quick sale.

Prepare a timetable for lowering the price. Set a date on the calendar, before you even price your home, by which time you’ll lower the price if you haven’t gotten a buyer. This will take the emotion out of the pricing and help you sell your house faster.

Get an inspection. By getting an inspection prior to the sale, it is a way to show a buyer that your home is in top form, especially if the report is made available during open houses. It will also allow you to discover any potential problems ahead of time and allow you to handle them without scaring off your potential buyer.

Homebuyers of today have become more practical since the housing market crisis. Today’s buyers don’t necessarily want or look for the Cathedral double high entryways and large stairways. What they do want is plenty of storage space. They want to be close to their jobs and integrated into their communities. And they want to keep their energy costs low.

Proximity to Work

The trend now, completely opposite of the last housing boom, especially for the “first time home buyers” is proximity to work. At 30%, the proximity to work was the most frequently cited reason for choosing a specific neighborhood. Homebuyers want to spend time in their home with their families rather than time just getting to the home.

Energy Efficiency

The days of the double-height foyers are fading away as buyers are more interested in energy-efficient homes with energy-efficient appliances rather than the homes with the cavernous entryways. 9 out of 10 buyers would rather save on energy costs than owning a home with multiple rooms with the higher-vaulted and double-height ceilings.

Lots of Storage

What in the world would a buyer want that could possibly replace the whirlpool tub and six-burner stove? A linen closet, walk -in pantry, lots of cupboards and utility closets along with various other helpful organizers. At one time it was the fantasy home you saw on the cover of “Better Homes and Gardens”. Today, buyers are more realistic of the real day to day life and the joy of coming home from a trip to Costco and have plenty of room for all the essentials.

Quality of Space, Not Quantity

One thing to keep in mind is a non-functional floor plan will very quickly deter a potential buyer. A 2,000 sq. ft. functional floor plan will sell well before a 3,000 sq. ft. non-functional floor plan. A well planned out home needs to be open yet still define the floor plan that creates a connection between rooms while still having the privacy needed. They should also be easy to furnish. You don’t want a cut out or cut in on a wall leaving it difficult to rest furniture against or finding really nothing that you can do to make it appealing.

Connection to The Outdoors and To the Community Beyond

Another wonderful feature of a home that is making a comeback is a front porch. People are wanting to spend more time outdoors and also to engage with the neighbors and the community in general by hanging out on the front porch. Backyard patios and decks are also very desirable for entertaining, private picnics and BBQ’s. Nothing brings family and friends together like a BBQ full of hotdogs and hamburgers … maybe throw a steak or two in there!! This is how togetherness is created!
