Less than a year ago, Bo Richardson was asking questions about what a career in real estate could look like for him. He went from being introduced to us through Black Homeownership Spokane, to finding me at the summit and asking about getting into real estate, to joining the Vision Properties Apprenticeship and putting in the work.

He showed up. He learned. He helped. He asked questions. He stayed committed. Then he got licensed and stepped into the field.

And today, Bo officially closed his FIRST deal on his own! 🏡🔑

I had to show up and surprise him because there was absolutely no way I was missing this one.

To watch someone go from “I’m interested in real estate” to sitting at the closing table with his own client in less than a year is something special. This is exactly why mentorship, access, and opportunity matter.

Bo, I am SO proud of you. But you already know this is just the beginning. 😂💛 Congratulations on your first closing!

Because back in January, somebody reading this said "this is MY year to buy." Wrote it down. Maybe even told your mama.

And now it's August and you've toured zero houses and talked to zero lenders. Not because you changed your mind... but because nobody told you what step one actually was.

So here it is: step one is a conversation. That's it. Not perfect credit, not 20% down, not having it all figured out. A conversation, where we look at your real numbers and build your real plan.

People close on homes in October, November, even December. The year is not over. Your word to yourself doesn't have to be either.

Listen, y'all... I get this question more than you'd think.
"Latrice, I don't want a house. I want LAND."

And look, I respect it. Land is the one thing they're not making more of. You want acreage, you want space, you want something nobody can touch. I get it.

But here's the thing: if you're planning to use down payment assistance, those programs are built around a home. The assistance needs a house attached to it.

So don't scrap the land dream. Just reorder it:
Buy the home first using the assistance. Live in it, let the equity build. Then a few years down the road, use that equity to go get your land.

That's not settling. That's strategy. The house becomes the tool that buys the acreage.
