1) Personal items, such as family photos, will make buyers feel like they are in YOUR house. You want them to feel like it could be theirs.
2) Having a clean home will not only have buyers feel comfortable, but it leaves a better impression. Have the carpets shampooed, stains removed, things organized, etc. Think of buying a dirty used car vs a used car that was just detailed. Huge difference.
3) Curb appeal doesn't necessarily change the actual value of the home, but it changes the perceived value. It makes your home more memorable and if there's competition for your home, it's more likely to sell above asking.
4) While there are some people who are sensitive to scents, arguably, more neutral/natural scents will still help leaving a lasting impression on buyers. Essential oils are non-toxic, therefore safe to use. Certain scents bring back memories, and if buyers keep thinking of your home every time they smell ceder wood, that's good news for you.
5) If anything could win a trophy for being seemingly small yet so important, it would be lighting. Even the smallest changes make worlds of a difference. The best part is that you can buy led strips, puck lights, motion lights, all from the comfort of your couch. Analyze pictures of luxury interior designs for inspiration on where to place the lighting.
6) You all have heard it. Less is more. Think of house pictures in a magazine. Or a staged home. How many items do you see laying around? Most of the time, it doesn't look like anyone is living in the home. But it's appealing to the eyes. De-cluttering will make a huge impact in the sale of your home. Keep only the essentials and store the rest.
7) I can't stress enough how important it is to keep your home base-line when you're wanting to sell. Neutral colors on walls, cabinets, carpets, tiles, etc. will cater to a wider audience. The last thing you want is buyers being turned away because of your choice in style.
