For 60 years, SNAP has stood shoulder-to-shoulder with our neighbors across Spokane County—helping people transition from instability to permanent housing, building financial literacy, and fixing up local homes. Spokane Housing Update: A tale of two wildly different price points... 🤯🏔️

I read the boring market spreadsheets every week so you don’t have to. Right now, we have 3,276 homes for sale in the Spokane area, with 1,098 under contract. That puts us at a totally stable 3 months of inventory overall.

BUT, if you look closer, the market is playing a bizarre game of telephone depending on your budget:

🔥 The Danger Zone ($600K–$625K): This is officially the tightest, most competitive bracket in town. There are only 55 homes for sale, and 26 are already locked down by buyers. If you’re shopping here, you need a flawless strategy and quick reflexes.

🛋️ The Ultimate Breathing Room ($675K–$700K): Just a tiny step up in price, and the stress completely evaporates. This bracket has ballooned to a 5-month supply of inventory! There are 110 homes sitting on the market and only 22 under contract.

My Cheeky Advice? If your budget allows you to stretch past that $625k bottleneck into the high $600s, do it. You go from competing in a high-speed sprint to having the leverage to negotiate price, ask for inspection fixes, and actually take a breath.

⚽ The Summer of Soccer is Real: Spokane is going completely soccer-mad. Between the official World Cup Fan Zone and our hometown pros, Spokane Velocity FC, playing live at ONE Spokane Stadium, downtown is going to be electric. Let’s support our local club!

Spokane Market Update: This week’s numbers are officially bizarre! 🤯🏡

I just finished running my weekly real estate report (keeping it under the $800k mark to stay out of jumbo loan territory), and I caught two wildly different trends happening almost side-by-side:

🔥 The Shocking "Hot Zone" ($600K–$625K): Believe it or not, this is the most competitive price point in Spokane right now! Inventory is squeezed at just 1.8 months. Out of 59 homes for sale, 32 are already under contract.

🛋️ The "Ultimate Breathing Room" ($675K–$700K): Just a tiny bit higher in price, things completely slow down. This is our least competitive bracket with 100 homes for sale and only 23 pending. That puts inventory at a very buyer-friendly 4.3 months!

If you’ve been eyeing a move-up home, jumping past that $625k mark might be the ultimate secret to avoiding multiple offers and getting a great deal with room to negotiate.

I just pulled the latest numbers for our Spokane neighborhoods, and we are officially up to 2,802 homes for sale! It’s great to see more options hitting the market, but here is what I’m seeing on the ground:

🔥 The "Fast Track" ($325K–$400K): If this is your budget, be ready! This is currently the most competitive price range with the lowest amount of inventory. These homes are moving quickly.

🌿 The "Slow Down" ($700K–$800K): If you are looking to move up, this is your time! This range has the most inventory right now (3.5 months), which means you have more power to negotiate and more homes to tour without the "bidding war" stress.

With 2,802 homes available, there is something out there for everyone—you just need the right plan for your price point.

I have some interesting news for anyone house hunting in Spokane right now! We just saw a jump to 2,725 homes for sale. That’s a lot of new options, though 937 of them are already spoken for!

The "vibe" of your search depends entirely on your price point right now:

🔥 Looking between $350k–$375k? This is the busiest spot in town. There are only 117 homes for sale, and 59 of them are already pending. It’s a 2-month supply, so you have to be ready to pull the trigger!

🛋️ Looking between $475k–$500k? You have a lot more room to breathe here. With 158 homes available and 3.5 months of inventory, you can actually take your time to find the perfect fit.

I love seeing more inventory hit the market because it means more opportunities for you to find "the one."

I just updated the numbers for this week, and we’re seeing a little more breathing room for buyers with 2,607 homes for sale! We are currently sitting at 2.8 months of inventory, but here is the actual inside scoop on what’s happening in our neighborhoods:

💥 The "Hot" Zone: If you are looking between $275K and $350K, be ready! This is officially the most competitive price range in Spokane right now with the fewest homes available.

🌿 The "Chill" Zone: If your budget is in the $675K to $700K range, you’re in luck. This bracket actually has the most inventory, meaning you have more options to choose from and less pressure to make a split-second offer.

It’s a great time to be a buyer because we finally have more than 2,600 options to look at, but how we shop depends entirely on your price point.

I just finished looking at the latest numbers for our Greater Spokane Area, and things are definitely heating up! We’re down to 2.7 months of inventory, with 957 homes already under contract with buyers.

Here is the "Inside Scoop":
🔥 Looking around $250K–$275K? This is the most competitive spot in the market right now. If you see a home you love, don't wait—it'll be gone before you know it!
🛋️ Looking around $675K–$700K? This is actually the least competitive bracket. You might have a little more breathing room to find exactly what you’re looking for.

With 2,580 total homes on the market, there are still plenty of great options out there, but your strategy needs to match your budget.
