Zillow stinks at giving you the full picture…

You're basing one of the largest purchases of your life on 30 to 50 still images.

Sure, it gives you a quick idea of what you're going to love about the home, what it looks like, and how you can envision yourself living there.

But you don't live in an online version of your home. You have to go tour. You have to walk it. You have to sit there at sunset and hear and see what it will be like to live there.

This home in a gated neighborhood near a vast trail system and golf courses is one that you should actually come tour!

I'm not trying to tell you what to do, but sometimes you just need to get out and about and walk properties instead of looking at 20 to 30 properties online every day and getting more confused.

Fellas… I need your attention for a second.

Because if you’re anything like me…your wife has a sixth sense you don’t.
And yes, she’s probably smarter than you too.

It’s great. It’s humbling.
But it also messes with our heads as men.

When we start looking for a home, we lock into logic mode.
Numbers. Deals. ROI. Price per square foot.
We start treating our family home like it’s a stock we’re trying to buy at a discount.

That was me for the first 90 days of our search.
Spreadsheet king. Mr. “Let me run the numbers first.”
And then…I finally listened to my wife.

She reminded me this wasn’t an investment.
This was the place where our kids would grow up.
The place we’d make Christmas memories.
The place we’d be exhausted, happy, stressed, laughing and living real life.

And suddenly the numbers weren’t the only thing that mattered.
Heart did.
And I had been completely blind to it.

Guys…imagine this:
You “win” the negotiation. You feel like a genius.
Then moving day comes…and you realize you don’t even love the place.

You saved $20K, but your wife hates the kitchen and you’re both silently miserable.

Women don’t miss that stuff.
They feel it before it shows up.
And honestly…we need that.

So if you’re house hunting right now, or even close…

Let your wife into your world of numbers and logic.
And YOU step into her world of heart, intuition and long-term vision.

Because yes, the data matters.
But as husbands…we get lost in it.
We over-optimize. We overthink.
And we miss the home that would’ve been perfect for our family.

You’ll make the decision faster.

If you’re thinking about moving your family to Washington, there are a few things people tend to misunderstand right away.

As someone who lived near Seattle for 18 years + 15 years in Spokane...I’ve got you on this.

🌲 Don’t sleep on the outdoors.
That’s honestly why most people move here.

Insane beauty all over the state. World class summers bring you here, but you realize that all 4 seasons have their charm.

Summer is unlike anything else in Seattle. Winter is beautiful in Spokane because it’s snowy, sunny and clear.

☀️ Don’t get fooled by the weatherman

This is a big one.

The weather can change in a hurry!

The Seattle area can be more gray and drizzly near the coast, but most of Washington has fantastic weather.

We always say in Spokane “if you don’t like the weather, just wait 10 minutes.”

🌳 It isn’t just homeless people everywhere.
This one gives Seattle & Spokane a bad rap.

Like any city, there are denser areas where you’ll see that more.

But most of these cities are made up of nice suburbs, quiet neighborhoods, and parks families actually use. Kids play outside. People walk their dogs. It feels normal and safe day to day.

🏡 Don’t assume we’re all recluses
Neighbors talk. People wave! We’re up in our own little corner and need to stick together!

Just in the last couple days we had two different neighbors drop off plates of Christmas cookies. No special reason. That kind of stuff still happens here.

🎡 Don’t assume Seattle is the only city with things going on.
Seattle might have the biggest menu of fun/exciting things to do, but Spokane has great restaurants, minor league baseball and hockey + a theme park about an hour away.

Seattle will give you the world if you can handle the crowds and pace. Look to other parts of Washington if you’re looking for a little more space and a slower pace of life.

I don’t take it personal when people hate on Spokane, WA.

The reality is…

🌲Spokane has changed, no doubt.

In the last 15 years I’ve lived here, I’ve seen home prices skyrocket.

We’re not as affordable as we used to be.

But compared to most of Washington, you still get a lot more bang for your buck.

⚖️ It’s still built around balance.

You can work, raise kids, and still be home for dinner.

Major Dad flex and super important to me and my friends who are Dad’s.

We’re not all trying to build the next big tech company.
We’re just out here doing our best for our families.

🏔️ The outdoors are still the biggest flex.

We have 76 lakes within an hour.
World class mountains a short drive away.
We’re close to Coeur d’Alene, Canada, Chelan, and Leavenworth.

Four real seasons, and they’re all pretty great.

🤝 People actually show up for each other.

Just today our neighbors dropped off Christmas cookies they made for us.

That kind of stuff still happens here.

Especially in the suburbs, people really look out for you.

📍 It’s not for everyone, and that’s okay.

Spokane isn’t perfect. For some, it feels expensive or too small.

For a lot of people...it’s not as cool or fancy as Coeur d’Alene.

For others, it’s far enough east that they’d rather just move to Idaho, instead of being close but no cigar.

But for a lot of families, it just makes sense.

I grew up on the “West Side” and now live on the “East Side.”

And honestly…both are incredible places to raise kids, but it really depends on ONE thing:

It’s your lifestyle!

The pace, feel and flow of your life will dictate which side of the mountains might work for you the best.

On the west side you’ve got the bays, the Puget Sound, the islands, the rainforest vibes. Ferries, salt air, tide pools, epic sunsets and foggy mornings.

A little more hustle and bustle. More traffic, but more energy!

On the east side you’ve got lakes, rivers, trails, ski mountains, wide open space and four real seasons. Summer nights that feel endless. Winter days that turn into sledding on any hill you can find!

A little more mellow and spread out. Definitely less options when it comes to hot new restaurants and fun events.

What I didn’t realize as a kid is that we’re living in a tourist destination.

I grew up in a small town where people would drive from Seattle just to eat breakfast and wander around for the weekend. That felt normal back then.

Now living in Spokane, it’s the same thing. People come from all over for Bloomsday, Hoopfest, and to enjoy one of the 76 lakes within an hour.

And I catch myself thinking…wait, people plan trips around the stuff we do on a random Saturday.

The biggest thing though is opportunity.

Whether my boys want to get into tech, trades, the service industry, sports, or entrepreneurship…Washington has room for it all. I’m already seeing them take interest in what I do. The people, the mentors, the connections…they’re all here.

I also took the little things for granted. The weather. The beauty. The culture. Even the sports teams. Mariners games. Seahawks Sundays. Trips to Pike Place. The Space Needle. Just being able to say “hey let’s go do that” ⚾🏈

Raising kids has made me slow down and realize how special this place really is...no matter what side you live on!

I don’t want my boys to miss out on any of it.

These are the memories I go to anytime someone hates on Spokane...

If you watch the news, you might think Spokane is just crime, homeless and potholes.

It has SO much more, especially for growing families. We have three kiddos and there’s always fun and exciting things to do.

Whether it’s going up to Green Bluff to pick apples, a nice walk around Bear Lake or skating at the Ice Ribbon downtown...Spokane is awesome!

Tons of fun things to do as a family. Indoor and out.

Sure, there is a homeless issue in some parts of downtown, but the city is actively improving this. In any big city, you’re going to have some sort of homeless population..Spokane is not unique in this.

There is crime as well. Some neighborhoods are worse than others and the more you move outside of the city, the safety increases and crime rates tend to decrease.

Spokane’s crime rate is above the national average. All you have to do is be smart. Don’t park in “iffy” areas, don’t walk around dark alleys past 9pm, don’t invite crime.

My wife and I are pretty cautious people and now that we have young kids, even more so.

We’re always making sure we’re downtown at normal hours, we opt for restaurants with parking lots to avoid random city parking, we do activities out in nature, all of the things.

It can seem scary, but Spokane feels incredibly safe 99% of the time.

If you want to rent forever, do these things…

1. We didn’t take debt seriously. This was mainly me.

When we got married we had $85k in debt. Mostly student loans + credit cards + car

This kills your buying power by messing with your debt to income ratio. The lender won’t approve you for a larger amount if you have payments going out towards debt every month.

One day we decided to go full Dave Ramsey and got debt free. Life was more free and we got approved for the number we actually wanted.

2. We were trying to time the market.

Incredibly silly to think we could just time the market and score us a home. This pushed our timeline out longer than we should have because…it never crashed.

Buy the home when you’re financially, spiritually, emotionally ready.

3. Fall into the “free fix” trap.

When you rent and something breaks, you just call your landlord and voila…it’s fixed for free. Definitely a nice perk.

Some people give up having a HOME and earning equity because of the convenience of renting. Not the worst thing ever, but you have to snap out of it if you want a home.

Bonus: We didn’t take advantage of a special loan program for self employed people. Typically, you have to provide two years of tax returns for loan amount.

There’s a program that will take 12 months and save you a year of renting! Ask me about it if you need.

Don’t do what we did. Get serious, have a game plan and go get the beautiful home you keep looking at on Zillow at midnight😃

Even the Kardashian’s think this town is a VIBE...

The moment you pull into Coeur d’Alene you just feel it. The coffee shops, barber shops, the views...they’re all just better.

Here are the spots I visited today on a random Friday...and it was an awesome day:

✅Quick views of the beautiful Lake CDA...water makes me a happy guy.

✅ Blvd Donut Co & to meet who’s actually part owner in both!

✅ to see my guy for a fresh cut at hands down the coolest shop around.

✅ for 2 pretzel loaves and a country white so I can be the hero at home tonight!

✅ for my chocolate fix. I literally just bought one chocolate bar because I’m a dude and stick to the misison.

✅ for business/life coaching at the top of the hill w/ epic views of the lake and city.

It’s no surprise that people flock here...especially people with money, money, money.

You get peace, quiet, a gorgeous lake, epic real estate, amazing local shops and zero traffic.
