😬One property is selling at $657 per sq ft compared to $198 per sq ft.

Here's a full breakdown of what the Spokane Housing Market is looking like through November 2024.

🏡Homes on the market are up.
🧊Home sales are still slowing...especially month over month.

One little note that I paid attention to was the "average days on market" for homes in the $500k-$700K.

It's right at 35 days. Honestly, I think that is a nice number for anyone considering selling your home.

❄️Should you even consider making a move before 2025?

Dig into the data with me today 11/24/24 and see what's actually happening in the Spokane Housing Market.

Right now, the strong will survive and win. Basically, anyone who is willing to move in the cold/snowy weather🤣

📈24% increase in homes for sale (11/24/24 vs 11/24/23)
📉16% decrease in "sold" homes (11/24/24 vs 11/24/23)

That smells like opportunity!

More homes for sale, less homes being sold. Time to go seek out the home that is right for you and make an offer with less competition.

That is...if you can handle the cold👀

If not, you can just wait until Spring like the majority...which means warmer temperatures, but more competition in the market.

Spokane Market Crash Coming??

👉Let's see if it's a headline or a fact...

CoreLogic analysts are 70% certain.

This article was written in June 2024 and said with 70% certainty that Spokane home prices will drop by Spring of 2025.

🏡As of now, I'm 100% certain that this hasn't happened, but only time will tell. (as you can see in the video)

Curious what you think. Will we see major price cuts in our local housing market?

😀This is how I want every client to feel.

One client wrote a slogan for me and it went like this...

"If selling your house would make you merry, pick up the phone and call Reed Perry!"

Selling a house is a big deal. For most people it is the largest financial decision of their lives!

😬There is fear, uncertainty and doubt.

The last thing you want is to work with a realtor who makes the experience a negative one or leaves you in the dark.

Obviously, I'm not for everyone and that's okay.

Great communication + putting myself in your shoes always makes for a better experience!

‼️We sold a house in 12 hours… all cash! Crazy, right?

👉Let me tell you about this rollercoaster ride.

The homeowner lived out of state and put a lot of trust in me.

💎We spruced up the place with fresh paint inside and out…as you can see.

The location was awesome. We were ready to rock!

💵We put the house on the market and, boom, got an all-cash offer on the first day!

But then, the inspection happened, and the buyer backed out.

Ouch.

We tried again, and a few days later, another offer!

😬And guess what? That buyer backed out too. Double ouch.

They say the third time’s a charm, right?

We got it under contract again, but then the real fun began.
Mold issues, 20 feet of sewer line to replace, and a list of other repairs.

The buyer was a trooper and stuck with us.

They saw the light at the end of the tunnel and worked with us to make the deal happen.

We finally closed the sale!
