This is quite interesting... Crypto Just Entered the Mortgage Chat. Check this out and tell me what you think!

Fannie Mae announced it will now accept crypto-backed mortgages through a new partnership between Better Home & Finance and Coinbase. Borrowers can pledge Bitcoin or USDC as collateral for a (second) loan that covers their down payment, all while keeping ownership of their crypto and avoiding capital gains taxes. This is the first time the government-sponsored enterprise has backed a product like this.

"The goal of the product is also to help those who might be crypto-rich but cash-poor. The homebuyer would take out a traditional 15 or 30-year mortgage but instead of making down payment in cash, they would take out a separate loan backed by their Bitcoin or Stablecoin holdings. This new offering would allow them to hold on to their crypto and not have to sell it and pay capital gains taxes.

The downside is that the second loan would increase the overall cost of homeownership since the buyer would also have to service that second loan."

About 13% of younger buyers have already sold crypto to fund down payments, according to a Redfin survey. This could expand the buyer pool, particularly among younger, tech-forward clients.

Digital assets are making a jump to the mainstream during a troubled time for the sector.

This crazy snow storm not withstanding, the spring real estate market started early for me - and for others! In the last 30 days, I have helped 3 clients get purchases signed around, and I wrote another offer today. Woohoo!

One is an awesome brand new Greenstone home in Mead Works, which is the new development behind the north side Costco. That home is the same floor plan as my own home (I actually showed my clients our own home because there wasn't one of that model built and finished anywhere 😛 ), but it has a killer attached main floor 1 bedroom ADU, complete with a full kitchen and laundry. It looks much better than their artist's renderings... LOL Another was a nearly 2700 sq ft, 5 bedroom, 3 bathroom newer rancher in a gated community on the north side. It was a smoking hot deal! The latest is an adorable 3br, 2ba brand new townhome on the north side with a 2 car attached garage. With the financing incentives from the builder, the payment on it will be cheaper than rent!

A real estate post? Shocking! :P

Here is a brief recap of what buyers, sellers, brokers, and lenders can expect during the shutdown. Some things are affected, and others are not. I have two FHA deals closing, one today and one tomorrow, and the shutdown did not affect either. But, both were ready to go before the shutdown hit. By the way, the mortgage rates for FHA and VA loans are below those of conventional loans, and the Spokane County max FHA loan limit essentially allows for a purchase of up to about $543,000 (minus the down payment of 3.5%). FHA is not a bad way to go if you are looking, or selling, below that price point. You can also often buy down the rate considerably for 1 point or less, which can make a big difference over the life of the loan. Call me if you have any questions or need some advice!

Here’s a quick breakdown of the shutdown impacts:

✅ Conventional loans — should mostly move forward as usual.
⚠️ FHA — still endorsing new loans, but anything that needs a human (like condo approvals or case transfers) COULD BE DELAYED.
✅ VA — expected to operate normally.
⚠️ USDA — NOT ISSUING NEW CONDITIONAL COMMITTMENTS until the shutdown ends (existing commitments are okay).
⚠️ Tax transcripts — may be unavailable, but alternate docs can often be used.
⚠️ Flood insurance — NEW POLICIES CAN'T BE ISSUED until reauthorized, which could delay closings in flood zones.
⚠️ VOEs (Verification of Employment) for federal employees — may be tricky if HR offices are closed.

More crazy news and higher fees on real estate sales are on the way from Washington State. Buckle up, and be sure to thank your legislature and governor, who never tire of overturning the will of the people or increasing and inventing new taxes and fees... Looks like I need to update my Estimated Seller Net Proceeds worksheets...

Starting July 27, 2025, Washington State will increase recording fees for Reconveyances and related supplemental documents, from their current $18.00 to $301.00 for the first page, an increase of nearly 1700%. This change is due to the repeal of a previous exemption under House Bill 1858. The reconveyance or Trustee Fee is an additional $135.00, plus sales tax. So, home sellers with an existing mortgage that is getting paid off (reconveyance) are going to get hit with a total fee of over $450 on top of the crazy high recording fees the buyer pays for their new loan documents.

A reconveyance is when the deed to a property is conveyed (reconveyed) from a lender to the property owner, which removes the deed from title. This is needed to get clear title for the new purchaser.

Another listing has sold and closed! Even in a changing market, homes are still selling. It might take a little longer, and sellers need to be realistic on the price, but they will sell.

Think of it this way: If there are 10 competing homes for sale, which will likely be the next one to sell? The answer usually is, the home that shows the best for the most reasonable price. Price your home too high, and your neighbors will thank you. Why? Overpricing your home only helps to sell the competition, which is probably actually worth what they are asking.
