The Call That Started It All

When the phone rang at Cassie Kennedy's office, it was a couple facing one of life's biggest transitions. They weren't just selling a house at 14704 E 14th Ave in Spokane Valley—they were preparing to move across the entire country, chasing new dreams on a distant coast. And time? Well, time was not on their side.

Racing Against the Clock

With moving trucks scheduled and boxes already being packed, Cassie knew she had to move fast. She showed up at their beautiful blue-sided home with her notepad and years of experience, walking through each room with a discerning eye. The house had great bones and character, but to capture buyers in today's market? It needed just a few strategic touches.

"Here's what we need to do," Cassie told them, creating a quick punch list of repairs and adjustments that would transform the property from "for sale" to "must-have."

A Marketing Machine in Action

Once the sellers completed their prep work (even while coordinating a cross-country move!), Cassie launched into full marketing mode. This wasn't just about sticking a sign in the yard and hoping for the best.

She brought in professional photographers who captured every angle of the home bathed in perfect light. A drone soared overhead, showcasing the mature trees and spacious lot from a breathtaking bird's-eye view. Back in March 2024, I received an online inquiry through our website from a Google PPC campaign. As agents know, many leads don’t turn into much—often just window-shoppers. But I kept following up, and after a few months, I finally connected with the lead. We had a great conversation about their goals and vision… though at the time, there was no set timeline.
They lived out of state and were hoping to find a condo in Spokane—a home base for visits with their daughter and son-in-law. Earlier this year, they made a trip to Spokane and we toured several condos. I thought we found “the one”—a stunning downtown unit with exposed brick, checking nearly every box except parking! After that trip, they went quiet for a bit, still uncertain on timing, but we kept in touch, trading texts and updates on new listings.
Then, one Monday, I got a message about a unit newly listed on South Hill. Instead of just sending info, I booked a virtual FaceTime tour for them. That sparked more questions about the building and HOA, which led them to make another trip to Spokane to see it—and a few others—in person. After that visit, they decided: it was time to make a move.
They were planning to pay cash, and after reviewing the numbers, I found the top-floor unit to be overpriced. I prepared a comparative market analysis so they could make an informed decision, and together we crafted an offer: $35,000 below list. The seller countered at $10,000 under their original price. We decided to counter back—this time $25,000 below asking, waiting a full 24 hours before responding to give the seller time to consider. Along with the offer, I explained our position and shared the market analysis to show our offer was based on data.
The next afternoon, I got the call—the offer was accepted! 🎉
We navigated the inspection, resolved a few health and safety items, and kept communication strong throughout. The result: a win-win for everyone involved.
And the best part? The Millers were a dream to work with: thoughtful, proactive, and incredibly responsive. Honestly, I’m a little sad it’s over because I truly loved helping them.
