So grateful I was connected to M + J to help them in their land purchase. As you know, we personally purchased our own land, developed and built a home on acreage, so I do feel uniquely qualified to support and empower others to do the same 😉

When someone purchases land there are three fundamental truths:
✔️There is ALWAYS risk in purchasing land.
✔️You MUST be involved in the process and due diligence.
✔️It's going to cost more than you think.

M+J came into the process with the determination required to purchase land. They understood there was risk and they knew what they were willing to take on. That's how I always hope my clients will move through the process.

We initially toured 4 plots of land, and they fell in love with one that we walked. As any good property does, it received multiple offers. My clients knew what the land was worth to them and they decided to move on.

After leaving town, they actually identified a new property and decided it was the perfect match. They hired someone to complete the perc testing and really took charge in all their due diligence. We quickly closed their purchase and now they are the proud owners of 20 Acres in Eastern WA 🌾

Investors are not my primary client base, but when a fellow agent has a referral (and insists I take it), I am going to get the job done.

These clients were sent to me from an agent based out of Seattle. He was working with the clients to purchase an investment in Seattle abut the numbers just weren't penciling out. That's when they decided to move their attention to Spokane.

They initially identified a property they really liked, and we tried to put it together but couldn't quite come to terms, so we moved on. I then sought out an off market opportunity for him that had a great monthly revenue, but unfortunately, the home just needed more work than he wanted to take on.

I toured a few properties in West Central for him and upon visiting one of them, the list agent shared that his client would be willing to do a package deal for another property his client had on the market. We toured it and my client threw out a number that would make sense for him. For a few weeks, the listing agent and I went back and forth on a package price and we came to terms on a number - $70,000 in total under asking 🤯

Due to some delays with the appraisal, we ran into some last minute challenges with closing, but with diligent coordination by myself and the listing agent, we were able to get it done!

Four clients served in 6 transactions in the month of May 🎉

I am sharing stories of recently closed clients this week on my feed and this first one is a bit of a doozy 😅

These sweet repeat clients needed to purchase a home closer to town - acreage living is fun until diesel is $6/gallon and you're commuting 2+ hours/day. We originally listed their home last summer and in case you aren't in real estate - the market during that time was... slow. Like, really slow. After 30 days, we decide to pull the home off the market and wait until Spring. Due to self-employed income (which can be a little tricky), waiting until Spring actually helped these clients get a boost in their budget on their purchase too.

Fast forward to February, we were able to begin looking at homes again at a slightly higher price point and the home they'd been eyeing was still on the market. After touring 4 homes, it was the clear winner and we got to work negotiating an offer with a home sale contingency.

We were able to get their home on the market quickly, since all the marketing collateral was ready to go, but getting sold was anything but easy. After one failed contract, and an extension on the sale contingency timeline, we finally received an offer... that was also contingent on a home sale 😳

Yes... that means we had THREE houses involved. There was a ton of coordination, communication and thankfully two out of three parties were very cooperative.

About three months from contract to close - not easy, but a wonderful outcome for all! Congrats to T + S 👏

As it often does, the market has picked up over the last few months. I'm beyond grateful I've been able to support so many clients this Spring, and can't wait to help many more of you in 2026!

This week, I'm going to share some fun stories of clients I've recently closed with - the range of their circumstances and scope of the work has continued to mold and shape me as an agent, even in year nine.

I rarely get photos with clients, because quite frankly, I don’t want to make it seem like I’m making their big moment about me, my marketing, or outshining their big moment. But when they ask, I’ll always oblige!  

I was connected to these cuties by my amazing massage therapist . We first met at the beginning of January to discuss their goals and timeline. They had a pretty tiny square mile of their ideal spot to live, and with a baby on the way + a once in a lifetime trip and lease we had to work around, the timing and conditions were going to have to be perfect. We got right to work to make it happen!  

We toured about 1-2 homes/week, and there were many moments where they felt like this wasn’t going to happen on their ideal timeline. We came back to the table to reevaluate more than once - talking through whether budging on location/budget or their timeline was even on the table. But we trusted the timing would work out how it was supposed to.

Literally right in the Knick of time, a home in their ideal neighborhood was listed. We toured it and made an aggressive offer within 24 hours of the property coming to market, and it was accepted! Now, 3 weeks later, they have their keys and can start preparing for their little one to arrive! It was like it was meant to be.
