I’m going to hold your hand when I say this…

If you’re timing your home purchase for Spring, you’re going to pay more for a house. Period.

This isn’t me posting some sensationalized headline. The data supports it.

The average sale price of homes in Spokane peaked in May this year at $434,000. It peaks almost every year in May. That number has already dropped by $15k and will continue to come down until it hits the bottom in December/January (as it always does).

The homes that sold in May went under contract in March and April in all likelihood. If you wait until Spring to purchase a home, you’re missing out on the best home buying season in Spokane (just this girls opinion).

Congrats to T + W on the sale on their Spokane Valley home and move to North Idaho!

These clients were referred to me by their Dad who works for another client of mine. Right off the bat, I was so excited to guide these first time sellers in their pursuit of Idaho living.

Bringing a newer home to market is a little nerve wracking these days, even for a seasoned agent like myself. Large scale and local builders are building similar housing at competitive price points with crazy financing and cash incentives to bring in buyers. It can be difficult to compete with as a 4-5 year old home.

My clients were A+ students and really embraced the recommendations I offered in preparing their home for market. Having the furnace serviced, cleaning carpets and the entire house, packing up a lot of toys (their kids were troopers) and arranging furniture. I even tried my hand at bringing in some staging items which I don't typically do.

After just 17 days on market (which in this market is actually so fast) we procured a buyer for their home and had a super smooth closing.

The story of the house everyone wanted...

There is a sort of fairytale we create in our heads when we see a beautiful craftsman home. We gaze upon a property like this with wonder and whimsy. We romanticize a time where construction was an artform.

We priced the home with the whimsy (and the heirs of the estate) in mind. It's important to me when working with the executor of an estate that we do everything we can to maximize the net to the heirs, and there was an appeal to this home that can be difficult to quantify when it comes to pricing strategy.

When people came to realize the electrical and plumbing, and a lot of other improvements needed to be made, 95% of buyers disappeared. Myself and the seller knew this home needed a special buyer, but the showing traffic gave us a false sense of confidence that we soon had to deconstruct.

We listed this beautiful Chewelah home at the beginning of May. Pretty much everyone in the neighborhood showed up (40+ groups).

Nearly 40 showings, 33k+ social media views, two failed contracts, two price reductions, the purchase of a home inspection report, and two months later, we received a clean, cash offer from a buyer who was up to the task.

This wonderful client with her past experience in real estate was such a delight to work with and even through all the challenges she remained optimistic and confident in every recommendation I made.

And now... this home gets to take on a new life in the hands of an owner who sees how special it is.

Still beaming from our evening at Half Moon Blooms U-Pick Flowers 🌸

This was our second annual Bubbles, Blooms & Besties event and I can't wait to host it again next year. This event is reserved for current year clients and my top referrers as a thank you for their support. This year was a bit different with the Spokane Fires but it felt like it was important to provide space for people to come together.

I was delivering home anniversary gifts today for my clients who have closed in August over the years. An interesting pattern surfaced that served as a great reminder.

Buy real estate and WAIT. The insane market of 2020 and 2021 allowed many homeowners to purchase a home, and quickly turn around and sell within 1-3 years. This isn't really a normal thing to do though.

I had one buyer from 2019 who purchased for $180k, and the home is likely now worth $300k.

One the flip side, I have a client who purchased their home in 2023. In all reality, that home hasn't grown much in value, if at all.

For those of you who have purchased a home in the last four years (2022 and on), if you absolutely need to sell for any reason, you should aim to list in February or March (not this upcoming one, but this should be your aim).

Why do I say this? The average sales price hits it's peak in May almost every year. That means the homes that are selling went on the market within the first few weeks of March or the end of February. With limited housing supply during this time of year, the best homes sell quickly and for top dollar. If you purchased your home in 2022 or later and need to sell, this gives you the most optimal timing to net the most on your sale.

This past week, the Old Trails fire tore through Spokane, destroying hundreds of homes and upending thousands of lives almost overnight. For one of my clients, Florence and Pam, it was their home.

I want to share their story, not just because it's close to me, but because it's a reminder of why I do this work in the first place. Being in someone's corner during a real estate transaction is one thing. Being in their corner when they lose their home is another, and it's a responsibility I take seriously.

For real though, I am ready and will get the job done, but if any of you want to jump off the fence, now is the time!
