Lately I’ve been thinking about how blessed I really am.
Not because of anything I own or anything I’ve accomplished.
Because of the people in my life.
My husband.
My kids.
My family.
My friends.
The people who support me, encourage me, and remind me what truly matters.
The older I get, the more I realize that nothing this world can offer compares to having people who genuinely love you and stand by your side.
That’s the real wealth.
And for that, I’m incredibly grateful. ❤️

Buyers are negotiating again in Spokane, and it’s honestly a good sign.

For a while, it felt like buyers had
to say yes to everything just to win the house.
Now we’re seeing something healthier.
A more balanced market.

That means buyers can breathe a little. They can ask questions. They can request repairs. They can talk about closing costs. They can negotiate again.
And sellers, you’re not “losing.” You’re just dealing with real people making real decisions. The homes that show well and are priced right are still getting attention.

This is the kind of market I like.
It’s not chaos. It’s not fear. It’s strategy.
And I love being the calm guide in the middle of it.

I was sitting in our office at Haven Real Estate Group the other day and just looked around.
It really is amazing to be in a room full of people who actually want you to win.

When I first started, I saw how some brokerages can feel like a competition. Everyone just looking out for themselves. But here? It feels like a family.

One thing buyers don’t always think about… how much the surrounding homes affect the value and feel of the one they’re buying.

You can renovate almost anything inside a house over time.

But you can’t easily change what’s around it.

I’ve seen beautiful homes lose appeal because neighboring properties were poorly maintained, overly cluttered, or simply changed how the area felt day to day.

And I’ve also seen average homes feel much more valuable because the neighborhood felt cared for, peaceful, and consistent.

That’s why I always tell buyers to pay attention to more than just the house itself.

Drive the neighborhood. Walk around. Notice how the surrounding homes look and feel. Pay attention to pride of ownership, parking, noise, upkeep, overall atmosphere.

Because when you buy a home, you’re not only buying the property.

You’re buying into the environment around it too.

Day 4 of the real estate investing and fix & flip bootcamp and today’s focus was exit strategies and hearing valuable insight from property manager Jeff Hornberger.

One of the biggest lessons today was understanding that successful investing isn’t just about buying the property… it’s about knowing the plan before you even purchase it.

Flip it?
Hold it as a rental?
Refinance?
Sell immediately?
Keep it long term for cash flow?

The exit strategy changes everything. The financing, renovation budget, timeline, risk level, and overall numbers.

And honestly, hearing from someone actively managing properties gave a completely different perspective on investing. Not just the exciting side people post online, but the realities of tenants, maintenance, systems, communication, long term planning, and protecting your investment over time.

What stood out to me most is how important it is to think beyond the purchase itself.

A good deal isn’t just about getting into a property at the right price. It’s about having a clear strategy for what happens next.

Every day of this bootcamp keeps reminding me how layered real estate investing really is and how much there is to learn behind the scenes.

Still learning. Still growing. Still grateful for the knowledge being shared.

In today’s market, putting a home on the MLS and hoping for the best is no longer enough.

Marketing and strategy matter more than ever.

Buyers are more selective, inventory is shifting, and homes that stand out are the ones getting the attention.

Professional photos, pricing strategy, social media exposure, presentation, timing, negotiation, understanding buyer psychology… all of it matters.

Because the difference between a home sitting on the market and a home creating activity often comes down to the strategy behind it.

Selling a home isn’t just about listing it.

It’s about positioning it correctly from the start.

We just wrapped up our social dominance class, and honestly it gave me a lot to think about.

The whole purpose of the class was to become more present on social media, share valuable information about real estate, and also show more of who we are outside of business.

There was also a prize involved for the challenge.

And that got me thinking…

Why are we as people often so much more motivated when there’s a short term reward attached to something?

A prize.
A challenge.
Recognition.
Competition.
A deadline.

Suddenly we push harder, stay more disciplined, show up more consistently.

But when it comes to things that actually change our lives long term… our health, relationships, mindset, business, personal growth… we often struggle to stay consistent even when we know it’s good for us.

And I think part of it is because long term growth is quiet.

You usually don’t see the results immediately. There’s no instant reward. No applause. No finish line right away.

It’s just small actions repeated over and over until one day you realize they changed your life.

Honestly, this class reminded me that consistency matters more than motivation.

Not just in social media, but in everything.

The gym.
Family.
Marriage.
Business.
Mindset.
Health.
Personal growth.

The things that change our lives the most are usually the things nobody claps for in the beginning.

But they matter anyway.

And maybe the real reward is the person you become by staying consistent long after the challenge ends.

Day 3 of the real estate investing and fix & flip bootcamp and today’s focus was general contractors, construction, and learning how to do projects the right way.

Honestly, one of the biggest takeaways today was realizing how important the right contractor relationships are in investing.

A good contractor doesn’t just help complete a project. They can save you time, money, stress, mistakes, and help protect your margins. And a bad one can completely throw a project off track.

There was a lot of valuable insight shared today about communication, timelines, budgeting, permits, expectations, and how important it is to properly plan before demolition or renovations even begin.

What stood out to me most is that successful projects aren’t usually about rushing. They’re about systems, preparation, and having the right people around you.

It also reminded me how much experience matters in this industry. Listening to people who’ve already gone through the mistakes, delays, overruns, and lessons is incredibly valuable.

Every day of this bootcamp keeps reinforcing that real estate investing is much deeper than people see on social media.

Still learning. Still growing. Still taking it all in.
