I don’t know how many transactions probably could’ve been put together if we focused on payment rather than purchase price. We know most buyers don’t buy based off of the purchase price they buy it based off of payment.

So when the buyers objection to putting an offer on a house is the payment we need to stop instantly going to lowballing the offer. And start thinking about buying down the interest rate with seller concessions.

The dollar is going to go much further… like 3x

Thus making an offer with a net price below asking more likely to be accepted

Today’s example-

389k purchase price.
An offer 50k under asking price would save them $300.00 a month

Or do what we did. Just simply ask for 14k in seller concessions….. same outcome!except this offer gets accepted! The first one.. no way.

Winners just find a way to get things done.

They don’t need someone to show them the way. But if someone does, they capitalize on the opportunity to the max.

They don’t spend their time explaining why they can’t. They spend their time figuring out how they can. The market isn’t perfect. Rates aren’t perfect. Leads aren’t perfect. Yet somehow they continue to win because they’ve made a decision that excuses don’t fund loans, close transactions, or build businesses. Action does.
