📊 May 2026 Home Sales Report – Spokane Market

The Spokane real estate market continued to shift in May, with fewer closed sales and a lower median price compared to last year. At the same time, inventory and new listings increased, giving buyers more options as we head into summer.

🏡 Here’s what we’re seeing:

• 531 closed sales – down 10.8% compared to May 2025
• Median closed price down 3.3% to $435,000
• Inventory up 15.9% to 4,445 units
• New listings up 3.7% to 1,000

📈 Takeaway:

With sales and prices trending lower while inventory continues to grow, buyers may have more choices and greater negotiating opportunities. For sellers, strategic pricing, strong presentation, and effective marketing remain essential to stand out in today’s market.
