🏡 WHAT A DIFFERENCE A FEW YEARS CAN MAKE!

I was thinking this morning about how much our Spokane real estate market has changed.

Remember the pandemic housing market? We had less than ONE month of inventory, and the competition was absolutely crazy!

I personally had a listing receive 19 offers! Yes, NINETEEN! 😳

Buyers were writing offers thousands over asking price, waiving inspections, covering appraisal gaps, and bringing additional cash to closing just to have a chance.

And first-time homebuyers? My heart went out to them. So many were frustrated, discouraged, and eventually gave up.

Fast-forward to today. What a different conversation we’re having!

We have significantly more homes available, and buyers have negotiating opportunities that were almost unheard of just a few years ago.

✔️ Seller-paid closing costs
✔️ Interest-rate buydowns
✔️ Inspection negotiations
✔️ More homes to choose from
✔️ Time to actually THINK before making an offer!

Of course, every home and every situation is different. Well-priced homes are still selling, and sellers still want the best possible terms.

I don’t see my name on many of these lists these days—especially this year. Real estate has been challenging, to say the least.

But as I come up on my 13th anniversary in real estate, I want to take a minute to say THANK YOU. ❤️

To every person who refers me, recommends me, calls me, or trusts me to help someone they care about—it truly means everything to me.

I genuinely love what I do, but this is also how I make my living and pay my bills. Every referral and every opportunity to help someone matters more than you probably realize.
