The frenzy days are gone. Fewer bidding wars means you can negotiate—price, repairs, closing costs, even rate buydowns. That’s a big shift back in the buyer’s favor.

2. Sellers are more realistic
Homes that sit longer force sellers to adjust expectations. That creates opportunities you simply didn’t have a couple years ago.

3. You can refinance later
