Markets shift constantly — seasonally, event-driven, competitively. A property priced the same in January as in July is almost certainly underperforming in one of those months. Probably both.

When demand surges, a major event, a holiday weekend, a spike in local travel, a static price leaves real revenue on the table. When demand softens, an unadjusted rate leaves your calendar empty when it could be generating something.

Dynamic, data-driven pricing is the single highest-return management activity for most STR owners.

Guests don't leave bad reviews because a place was imperfect. They leave them because they felt misled.

Spokane is a genuinely livable, beautiful city with easy access to outdoor recreation, a thriving food and coffee scene and far less crowding than Seattle or Portland.

Riverfront Park is walkable and stunning in every season. The South Hill neighborhood has excellent restaurants. Mount Spokane is 45 minutes away. Coeur d'Alene, Idaho is 30.

For accommodations: a professionally managed short-term rental gives you the space, kitchen, and privacy that hotels can't match, especially if you're traveling with family or a group.

Read the fine print. House rules, pet policies, parking details, and checkout expectations should be clearly stated, not buried or absent.
