We’ve had this conversation with so many “young” homeowners lately, and I think social media has messed with our heads a little. Not sorry for what I’m about to say….read on….

Somewhere along the way, we started believing your first home has a two-year shelf life.
Buy it, sell it, move up, repeat. Chase the dream, look perfect on Instagram, be house poor…

Don’t get me wrong, your first home can totally be a stepping stone. But nobody said you have to step off it on a schedule. Two years, ten years, twenty years. It doesn’t matter when.

If you love your house, stay in it. Period.

“Starter home” doesn’t mean temporary. It doesn’t mean you settled. It means it’s where you started, and maybe where you stay for a really long time.

Instagram will always tell you that you need more. Bigger kitchen, more square footage, the next thing. But if your home fits your life and you’re happy walking through that front door every day, who exactly says you need an upgrade?

Today’s buyers are scrolling past overpriced listings, waiting for the reduction, and asking for concessions. Because they can.

There are two kinds of sellers right now.

The ones who NEED to sell. They price it right, prep it right, take the feedback and say yes to the reasonable offer. They’re closing.

And the ones who WANT to sell. “Let’s see what we get.” “I’ll just pull it if it doesn’t sell.” They’re sitting. Reducing. Sitting again.

Buyers can tell the difference in about five seconds. And they’re writing offers on the first one.
