I opened our real estate website today and saw 401 new listings since last Wednesday and almost couldn’t believe it.

That’s not just competition. That’s noise.

Not all of our flips are night and day transformations where we rip down walls, reconfigure layouts and pick up random piles of p**p in bedrooms.

Some are just painting really bold walls a more neutral color, changing out some flooring so it doesn’t smell 25 years old, updating some light fixtures and bringing in some curb appeal.
