There are people looking at homes in Spokane every single day who have absolutely no idea how close they might be to actually buying one.

They're scrolling through listings, saving houses, calculating payments in their heads and wondering whether they should wait another six months. Maybe they're renting and tired of it. Maybe they already own a home but need something different. Or maybe they've convinced themselves they need a bigger down payment before it's even worth having the conversation.

Here's what I wish more buyers understood: *You don't have to be ready to buy a house to start figuring out how to buy one.

Some of the most productive conversations I have with buyers happen well before we ever schedule a showing. We talk about what they want, what they can comfortably afford, what neighborhoods make sense, and what their actual options look like in the Spokane and Spokane Valley housing markets.

Sometimes that conversation leads to touring homes right away. Sometimes it leads to a plan for three or six months down the road. And sometimes we discover opportunities they hadn't even considered, whether that's a different price point, a financing option worth exploring with a lender, or new construction that deserves a closer look.

The point is that you can't make an informed decision about whether to buy now or wait if you don't know what your options actually are.

And you definitely don't need to spend months trying to figure everything out on your own before reaching out to a Realtor.

Some of the best real estate referrals don't start with, “I know someone who wants to sell their house.”
They start with something like, “My dad passed away and we're trying to figure out what to do with his house.”
That's a completely different conversation.
The family may not know whether they want to sell yet. There could be siblings involved, years of belongings to sort through, deferred maintenance, an existing mortgage, an estate or probate process, or simply a house nobody is emotionally ready to make decisions about.
And that's exactly when having a Realtor involved early can actually be useful.
Not because the house needs to go on the market tomorrow. Sometimes the first conversation is simply figuring out what the property is worth as-is, what it might be worth with some preparation, which improvements would actually matter, and what absolutely does not need to be done.
I've seen how easy it is for people to spend money preparing a property because they assume that's what selling requires. New flooring. Paint everything. Empty the entire house. Fix every little thing. Sometimes those choices make sense. Sometimes they create weeks of additional work and expense without meaningfully changing the outcome.
A good first step can simply be getting enough information to make the next decision.
That's something I've been thinking about lately: we tend to recognize a real estate referral only when someone says they're buying or selling, but the need for real estate guidance often starts several conversations earlier.
“We're trying to figure out what to do with the house” is one of them.
If you hear someone say that, they may not need a listing appointment yet. They may just need someone who can help them understand their options.

Huge shoutout to Ryan Lindberg with Rhema Design Co for the custom Krouse House Realty mug. It turned out SO good, and considering the amount of coffee involved in running a real estate business, it will definitely be tested!
