Warren Buffett recently made another interesting comment about mortgages, and I think it challenges the way a lot of people think about buying a home.
He referred to the 30-year fixed mortgage as a “one-way bet,” which at first sounds surprising coming from someone with unlimited resources. But his reasoning is actually pretty simple: if rates come down in the future, you refinance. If they go up, you keep the lower rate you locked in. The flexibility is what creates the advantage. Now, that doesn’t mean everyone should rush out and buy a house, and it definitely doesn’t mean affordability challenges magically disappear. Monthly payment matters. Comfort level matters. Buying before you’re financially or emotionally ready rarely works out well. What I do think it reinforces is something I talk about often: trying to perfectly time the market is usually less important than having a strategy that works for your life.
The buyers I see make strong long-term decisions are rarely the ones waiting for perfect conditions. More often, they’re the people who buy thoughtfully, stay within their comfort zone, and make decisions based on the bigger picture instead of short-term noise.
Interestingly, Buffett himself has chosen to finance homes rather than pay cash, preferring to keep capital available elsewhere instead of tying everything up in one place. That mindset feels especially relevant in today’s market.

One thing Spokane has always done well is rally behind things that feel authentic to the community, and it’s been really fun watching that start to happen with Spokane Zephyr FC. The Zephyr are right in the middle of a playoff push right now, sitting just one point out of a postseason spot with a huge matchup coming up at ONE Spokane Stadium. What’s especially impressive is how much momentum they’ve built this spring, including wins over some of the league’s top teams while continuing to build support in what’s still a relatively new league and club. You can feel the energy growing around women’s soccer here, and honestly, I think it deserves even more attention than it’s getting.
There’s something cool about seeing a city embrace local teams, local businesses, and community spaces that are still being built in real time instead of waiting until they become nationally recognized.
Also, shoutout to goalkeeper Hope Hisey, who’s quietly putting together an incredible season and leading the league in saves.
If you haven’t been out to a match yet, now’s definitely the time.

Spokane County is in the middle of updating its long-term growth plan, and it’s one of those things that doesn’t get a lot of attention… but probably should.
These plans shape how the next 20 years unfold. Where housing is built, how communities expand, what infrastructure follows, and how different areas evolve over time. It’s not just policy, it’s the framework that quietly influences the market we all experience day to day.
What I find interesting is how early these decisions are happening relative to when most people actually feel the impact. By the time a new neighborhood takes shape or an area starts to shift, the direction was usually set years prior.
Spokane is still growing, and housing demand isn’t going anywhere. So the question becomes less about if things change, and more about where and how that change shows up.
It’s something I’m paying close attention to, because these are the kinds of signals that tend to matter long before they’re obvious.
