When it comes to home renovations, not all big project are going to yield a great return on investment. In the current Spokane market, these things may actually work against you!

🏊 Putting in a pool - in Spokane’s climate⁠, a pool really only gets a small window of use. Often, this addition takes away valuable space that buyers would rather use in their backyard all year round, not to mention it’s a costly addition you might not recoup your investment on!
🚘 Converting the garage into a bedroom - most buyers REALLY want that storage space.
🛏️ Adding that extra bedroom - more bedrooms is not always more revenue. There are times that splitting rooms into smaller bedrooms can help add value. HOWEVER, you have to be mindful that the bedrooms don’t get too small for the overall square footage of the house. Plus, you should keep in mind that once you’re in the 6-7 bedroom range, your buyer pool becomes much more niche as a lot of people view that as too many rooms.
🛁 Removing all bathtubs - this move works for a lot of people’s lifestyles, however, a home with no bathtubs can be a major turn off for families with small children. That means you’ve alienated a huge portion of buyers right off the bat.

Some sentences have the power to stop you in your tracks as a Realtor 😨
These are all terrifying for different reasons, but Realtors all know the horror of getting these messages. Of course, I play the heroine in all of these horror films, so I know how to get out of a tricky situation 😜. But if you ever hear your agent say these lines, know they’re panicking a little inside.
