With temperatures dipping to (or below) ZERO this week it's a good time to make sure your home is ready for the severe weather. Make sure exterior hoses are disconnected and spigots are covered; replace dirty furnace filters; open cabinet doors where plumbing is located in exterior walls to allow proper airflow; locate your water main shutoff and make sure it's easily accessible in case of frozen or cracked pipes; caulk or insulate around windows and doors that allow cold air in; make sure fire hydrants are clear of snow - those are just a few! Be safe and stay warm - and have a VERY happy new year!

Still a good time to SELL! Active residential listings in Spokane County remain low at 683 units (less than half the norm) AND the median price in Spokane has increased over $100,000 in less than two years. That being said, we've likely hit a plateau and if you've been thinking about selling, now may be the perfect time.

Still a good time to BUY! Interest rates remain at near historic lows - around 3% for a 30-year mortgage and less than 2.4% for 15 years; worries of rate increases due to recent inflation may be unfounded as most agree much of the uptick is being caused by "transitory" factors such as supply bottlenecks and labor shortages (in spite of a 4.6% increase in average hourly wages over the past year). That being said, rates could start to inch up after the new year so it may be a good time to start your search.

Active residential housing inventory in Spokane County is at the lowest in MLS history. Currently, there are only 245 homes, condos and manufactured homes for sale in the entire county. With an average of 776 sales per month in 2020, this represents just a 10 day supply. If you've thought about selling, now is definitely the time. We need inventory to keep the bubble at bay. Most people list their homes for sale in the spring but keep in mind inventory is still very low (713 active residential listings right now). People start thinking about making a move after spending the holidays in other people's homes - so January or February may be the time to sell. Let us know if we can help!

After much time and effort, the listing statuses in Spokane are changing for the better! Tired of seeing all the same homes that APPEAR to be on the market but have been sold for weeks?
