Form 41 is the Buyer Brokerage Services Agreement in Washington state, and it’s simply the document that explains how you and your broker agree to work together.

It outlines who represents you, how your broker may be compensated, and whether that relationship is exclusive (you choose to work with one broker) or non‑exclusive (you may choose to work with more than one).

The goal is for you to feel clear, comfortable, and protected before you sign anything.

Here’s the thing, I COULD show you homes, but I’d rather not let you fall in love with something we can’t actually get (at least not yet).

A pre-approval is key because it tells us your real price range, so we’re looking at homes that truly fit your life and your budget.

It also shows sellers you’re serious and ready, which can make a big difference when there are multiple offers on the table!

Think of it as getting your keys before we start the car. Once you’re pre-approved, we can move quickly and confidently when you find a home you want to put an offer on.
