Yes, in this Market, Pricing and Condition are Key!

In the last week, 136 listings went pending in Spokane County... out of 2,292 active listings. That is just shy of 6% of all homes currently listed for sale 🤯

So, in a market where buyers are being extra particular about their home purchase, how do you ensure your listing is part of that 6%?

Your home has to look GOOD guys. Little to no deferred maintenance, big projects life a roof or furnace taken care of, professionally cleaned and decluttered or staged. Period. This is not optional in anyway if you're serious about selling.

Second... Price. I KNOW. You remember what your Zestimate said in 2022 and it's hard to come to grips with. The thing I see no one talking about right now? The comps you are using today to price your home are at the peak of our market for the year. Those comps are not reflective of the market we are entering into. Being about 3% lower than the current comps is going to ensure your home sells in a reasonable amount of time.

We are 100% entering a buyers market here in Spokane and sellers, we have to make your home THE home buyers want to buy.
