Yet, as the current pushes forward, some buyers are pausing: pending home sales have dipped by 1.1%, marking a six-month low, with median prices nationwide holding above $400K. Mortgage rates have hovered in the mid-6% range, just beneath their recent peak, causing some would-be buyers to hold off, hoping for a more favorable current or a break in economic uncertainty.

For those who are ready to dive in, this gentle build in inventory paired with softer demand could open up new negotiating channels—think price adjustments, concessions, or repairs, especially on homes that have lingered on the market.
