Spokane & North Idaho Home Girl TM - Julie Kuhlmann WA + ID Realtor® helping people through moves, new beginnings and life’s bigger transitions. For me, real estate has never been just about houses.

From first homes to luxury, waterfront, acreage and senior transitions, I bring 20+ years of experience, heart and a personal touch to every step. It is about the people, the memories held within those walls and the life changes that lead us from one home to the next. I grew up in the Seattle area and moved to the Inland Northwest in 2001. After experiencing a frustrating real estate transaction of my own, I knew there had to be a better way to guide people through one of life’s biggest decisions. With a background in public relations and marketing, I entered real estate in 2003 determined to provide the communication, creativity and personal attention I had felt were missing from my own experience. More than two decades later, I am licensed in both Washington and Idaho, helping clients throughout Spokane, Coeur d’Alene and the surrounding communities. My experience spans everything from first homes and investment properties to acreage, luxury homes, waterfront properties and significant life transitions. Many of my clients return to work with me again and again—or refer their friends and family—because they know I will bring a calm, steady presence to what can sometimes feel like an overwhelming process. I am detail-oriented, creative and a strong negotiator, but above all, I am committed to protecting my clients’ best interests and helping them feel informed and confident every step of the way. I have also developed a special passion for helping older adults and their families navigate downsizing, estate sales, caregiving changes and moves into senior living. After watching my own family experience the challenges of Alzheimer’s disease, I understand that these decisions are rarely only financial. They are emotional, deeply personal and often require patience, compassion and a thoughtful plan. Outside of real estate, I enjoy spending time with my family, boating on Lake Coeur d’Alene, getting creative with crafts and gathering with the people I love. My philosophy is simple: life is too short to keep waiting for the perfect time. Whether someone is buying their first home, selling a longtime family property, moving closer to loved ones or beginning an entirely new chapter, I am here to help them “do the things”—with confidence, clarity and a little fun along the way.

Having money in the bank doesn’t always mean getting a mortgage is simple. 💰🏡

For self-employed buyers and business owners, the challenge is often how income is documented. 📄

You may have a successful business, strong cash flow 💵 and plenty of assets—but if your tax returns show lower taxable income because of business deductions, traditional mortgage qualifying can look very different than expected.

That doesn’t automatically mean you can’t buy a home. 🔑 It may simply mean you need a lender who understands self-employed income and can walk you through the options available, including programs such as bank statement loans when appropriate.

The biggest takeaway? Talk to a knowledgeable lender before you start house shopping. 🏠 Knowing how your income will be viewed can save a lot of frustration later.

Everyone wants to know the interest rate. And yes, it matters.

But I think there’s an even more important question:

🏡 Does this monthly payment fit comfortably into the life you want to live?

Because buying a home shouldn’t mean giving up everything else you enjoy.

I’ve seen buyers get so focused on the rate that they lose sight of the bigger picture. They stretch their budget too far, spend thousands buying down a rate, or pass on a home they really love because they’re waiting for rates to drop.

A lower rate doesn’t automatically make something the better financial decision.

I’d much rather help you find a home and payment that still leaves room to:

🍷 Go out to dinner
✈️ Take the vacation
💰 Build your savings
⚽ Pay for the kids’ activities
😴 And sleep at night without stressing about your house payment

And if rates come down later? We can look at whether refinancing makes sense then.

You can’t control where interest rates are going, and trust me it's likely they are not going down any time soon, but you can control what you’re comfortable spending today.

That’s why I’m a big believer in starting with the numbers before we start falling in love with houses.

If you’re thinking about buying, let’s figure out what payment actually works for your life—not just what you technically qualify for. Then we can build the home search around that.

🚨 Saw the headline that the Fed raised rates ¼ point and as panic sets is you say to yourself, “Well, there goes buying a house…”?

Not so fast. 😉

A Fed rate increase does NOT mean mortgage rates automatically went up ¼ point too.

Mortgage rates are influenced by a whole bunch of things, and the market often starts reacting long before the Fed makes the announcement.

So instead of getting hung up on the headline, I’d rather look at what actually matters: your monthly payment and your options.

That might mean:
🏡 Asking the seller to help with closing costs
💰 Using a seller credit to buy down your rate
📉 Negotiating price AND terms
🏦 Shopping lenders to make sure you’re getting a competitive deal

If buying a home is something you want or need to do, don’t let one headline make the decision for you.

Let’s run the numbers, look at the payment and see what we can make work.

Because sometimes there are a whole lot more options than you realize. 💛

Helping seniors with real estate takes more than knowing how to sell a house. It takes patience, compassion, planning and an understanding of the many moving pieces that can come with a major life transition.

I’m proud to hold the SRES® — Seniors Real Estate Specialist® designation, which means I’ve completed specialized education focused on helping adults 55+ and their families navigate real estate decisions.

That training, combined with more than two decades in real estate, helps me better understand the unique considerations that can come with downsizing, moving to senior living, selling a longtime family home, estate-related moves and coordinating with family members and other professionals.

And sometimes, the most important part of my job isn’t the real estate at all.

It’s slowing things down. Asking the right questions. Connecting families with trusted resources. Helping create a plan. And making sure someone never feels rushed through a decision that can be incredibly personal.

Not the rate. Not the price. Not the market.

The second you can afford it.

U.S. homeowners are sitting on nearly $35 TRILLION in home equity right now. 🏡💰

But only 25% of non-homeowners think they’ll buy within the next 5 years—the lowest number Gallup has recorded since it started asking the question in 2013. 🤯

Back then, about 45% expected to buy within five years.

The best part of my job isn’t just helping someone become a homeowner. It’s helping someone begin building wealth that can grow for years—and potentially change what they’re able to pass on to the next generation. ✨

There will always be a reason to wait for a better rate, a better price or a better market.

But when the numbers work for YOU, that may be your right time.

The house is the vehicle. Building long-term wealth is the bigger picture.

As you grow, you start to learn what really matters.

You realize not everything deserves your time, your energy or your attention. You become a little more protective of your peace, a little more intentional about who and what you make room for.

And maybe the biggest lesson of all? ⏰ Time is your greatest asset.

You can make more money.
You can buy more things.
You can change your plans.

But you can’t get your time back.

✅️ So take the trip.
✅️ Buy the house.
✅️ Spend time with your people.
✅️ Pivot if something isn’t working.
✅️ Try the thing you keep thinking about.
✅️ Make room for what makes you happy.

Build a life that feels good to YOU—not just one that looks good from the outside.

There may never be a perfect time.

9/11 is a day to never be forgotten.

The loss. The fear. The heroes. The families whose lives changed forever.

But I also remember what came after.

There was no red. No blue. We were all Americans.

People showed up for each other. Neighbors helped neighbors. Strangers cared about strangers.

On this 25th anniversary, I reflect on how sad it is that it takes something horrific to bring everyone together. And it keeps happening. Tragedy strikes, differences are put aside, and caring about each other takes precedence… and then, somehow, it's right back to the anger, the division and the hate.

Every. Single. Time.

Never forget the tragedy of that day.

But also never forget that we, as Americans, are capable of being better than this. 🇺🇸
