Buying a home is emotional.
But writing an offer is also a SERIOUS commitment.

When buyers back out simply because of cold feet, it doesn’t just “cancel a deal.” It can deeply impact the seller too.

The seller may have already:
• Packed their home
• Made moving plans
• Put another home under contract
• Scheduled movers and utilities
• Emotionally prepared to leave a place full of memories

Inspections and major issues are one thing. That’s part of the process.
But making an offer before you’re truly ready can create real stress and financial consequences for the other side.

A good agent’s job is not to pressure you into buying. It’s to help you feel informed, prepared, and confident before you say yes. 🤍

One thing about real estate, it never really “turns off.” 😅

Today my office looked a little different. Instead of my desk, I spent about 5 hours working from the dealership while my car was being serviced. Laptop open, calls answered, contracts handled, emails sent, clients updated. ☕💻🚗

That’s one of the things I actually love about this business. I have the ability to set up an office wherever I am and still make sure I'm always available to take care of my clients.

Coffee shops, lake houses, airports, dealerships… real estate keeps moving, and so do I. 😂🏡

Now, who need to buy or sell? I need to pay a hefty auto servicing invoice! 😄

Some people see a house.
I see the memories, the milestones, the life that happened inside those walls.

My heart has always called me toward the vulnerable… especially the elderly. 💚

The truth is, leaving a longtime home is rarely just about real estate. It’s the closing of a chapter. The place where holidays were hosted, babies were raised, routines were built, and decades of life unfolded.

That transition can feel overwhelming, emotional, and honestly… heartbreaking at times.

I think that’s why this part of my business means so much to me. It’s not just about selling a home. It’s about walking alongside people with patience, empathy, dignity, and care during one of the biggest transitions of their lives.

Sometimes people just need someone who understands that this is so much bigger than a transaction. 🤍

A lot of it comes from walking through the Alzheimer’s journey with my own dad and watching firsthand how overwhelming, emotional and complicated those seasons of life can become for both the person affected and the family trying to help.

Real estate becomes so much more than just selling a house during these moments. It becomes patience, compassion, guidance, support and helping families navigate some really hard decisions with dignity and care.

This one is personal. And if you’ve ever loved someone through Alzheimer’s or dementia, you’ll probably understand exactly why this matters so much to me. 🫶

According to recent data from Realtor.com & Zillow, the Coeur d’Alene single-family home market continues to remain one of the strongest and most desirable markets in North Idaho. ✨

Current market stats are showing:

📍 Median listing price: approximately $749,000
📍 Median sold price: approximately $675,000
📍 Median sold price per sq ft: approximately $360
📍 Average days on market: approximately 52 days
📍 Average home value according to Zillow: approximately $646,653
📍 Inventory has improved slightly compared to previous years, but desirable homes are still moving quickly 🔥
📍 Luxury waterfront 🌊, golf course ⛳️ and newer construction homes 🏡 continue to command premium pricing throughout the area

Coeur d’Alene has a completely different feel than surrounding markets. Buyers are drawn here for the combination of luxury, recreation and natural beauty. I talk to so many buyers who think they need to wait until everything feels “perfect.”

✔️ Perfect interest rate ✔️ Perfect savings account ✔️ Perfect timing.

But real life doesn't work that way.

Most people do not buy in a perfect situation.
They buy when they finally understand their options and have the right people helping them make smart, informed decisions.

And honestly? That’s the piece most buyers are missing.

Not motivation.
Not desire.
Just clarity.

☕ Monday Motivation ☀️

Every morning, I sit down with my cup of coffee and take a minute to think about the good things in my life. 🤍

Some mornings it’s the big stuff.
My family. My health. The people I love. The opportunities in front of me. 🙏

Other mornings it’s the simple things.
A quiet house. A good conversation. A peaceful moment before the day gets crazy. ✨

I’ve realized the more I focus on gratitude, the less power I give to the things stressing me out. Sometimes the things that feel like they’re holding us back are actually pushing us toward growth we wouldn’t have found otherwise.

The hard seasons. The rejection. The waiting. The unexpected detours. 🌱

None of it is fun when you’re in the middle of it. But a lot of times, those moments are shaping you into someone stronger 💪, wiser and more prepared for whatever comes next.

Not everything happening to you is working against you.

Sometimes there’s opportunity hiding inside the struggle… you just have to be willing to look for it. 💛☕

💚 It's OK to not be OK! 💚

As Mental Health Awareness Month comes to a close, I’m really grateful I had the opportunity to sit down with Madison Brodsky at our Mission Project Cabo event and have a real conversation about the importance of mental health awareness.

One of the reasons this conversation meant so much to me is because I’ve personally experienced depression myself. And the truth is… sometimes the signs are not obvious.

Sometimes it looks like withdrawal.
Sometimes it looks like exhaustion, irritability or constantly saying they’re “just busy.”
Sometimes it’s overworking, isolating, losing interest in things they once loved or smiling in public while struggling privately behind closed doors.

A lot of people become very good at hiding what they’re carrying. You know that Rexulti “Smiley Face” commercial? Yeah, it’s like that.

That’s why these conversations matter so much. The more openly we talk about mental health, the more we help people feel seen, understood and less alone.

You never truly know what someone may be battling quietly. Be kind. Check on your people. And never be ashamed to ask for help when you need it. 🤍

Most first-time buyers think the big question is:
“Can I get approved?”

But the smarter question is:
“Which loan makes the most sense for my situation?”

FHA can be a strong option for buyers who need a lower barrier to entry. It can help if your credit is not perfect yet or if you are working with less saved up.

Conventional can be a better fit for buyers with stronger credit who want lower long-term costs and the chance to remove PMI once they reach 20% equity.

Neither loan is automatically better. It depends on your numbers, your goals, and your timeline. That is why it can be confusing to a buyer. Not because they are bad at this. Because there is a lot of information, and not all of it is explained clearly.

My job is to help you understand the journey, connect you with the right people and make sure you are making decisions that fit your real life.
