Woohoo! This one was listed, sold, and closed in just 22 days... and that includes going through an FHA loan! We received 2 offers and got it sold at the listing price after some negotiating. Thanks to my service partners, including Hue Got It Painting (interior and exterior), RoofMaxx (moss removal, cleaning and treating, and a full "roof tune-up"), and 509 Cleaning for helping us to get this one ready to hit the market. They all helped to get it looking great, which was important because the home was a rental for the last 7 years.

And, huge thanks go out to my fantastic clients - and new friends - Jason and Amanda - for working hard and following my advice, and also to the buyer's agent and their lender, who were both wonderful to work with. Another listing sold! This home was priced right, receiving two offers in just a few days, and after some negotiating and some seller concessions, it still sold for a net to the seller of nearly 3% percent over the listing price.

Some of our competition at the time is still sitting on the market, pushing price reductions and hoping for a rare showing. Meanwhile, my clients are "closed" and have happily moved on, and don't have to worry about their home getting stale on the market. There is also value in the "opportunity lost", as well as money lost while making payments and eating expenses for months on a vacant home.

This May closed sale was a little bittersweet. I have done 5 transactions with this client over the last 30+ years. Sometimes, life happens... I sold them this home, brand new, in 2019, just before the market went bonkers, so they did pretty well on it.
