Homeowners: in this market heres a point to keep in mind.
Your Home Must be SOLD TWICE

In today's housing market, where suppy is very low and demand is vry high, home values are increasing rapidly. Many experts are projecting that home values could appreciate by another 5% or (+) over the next twelve months. One major challenge in such a market is the bank appraisal.

If prices are surging, it is difficult for appraisers to find adequate, comparable sales-meaning (similar houses in the neighborhood that recently closed) to defend the selling price when performing the appraisal for the bank.

Every month in their Home Price Perception Index (HPPI), Quicken Loans measures the disparity between what a homeowner who is seeking to refinance their home believes thier home is worth, as compared to an appraiser's evaluation of that same home.

Here in is where the challenge lies: an expert in the field urges anyone looking to buy or sell in todays market to remember the impact of this challenge: "While a 1or 2 percent difference in home value opinions may not seem like a lot, it could be enough to derail a mortgage. A homeowner [or a buyer] could be forced to bring more cash to closing in order to make a mortgage work if the appraisal is lower than expected. On the other hand, if an appraisal comes in higher, they could be surprised with more equity than they had planned. Either way, if owners are aware of their local markets it will lead to smoother mortgage transactions."

Every house on the market has to be sold twice; once to a prospective buyer, and the to the bank (through the bank's appraisal). With escalating prices, the second sale might be even more difficult than the first. Let's Have a Garage Sale !

Garage sale, yard sale, estate sale, basement sale, whatever kind of sale you want to call it, a lot do have fun with it, and better yet, have the potential to add substantially to your personal bottom line!

However, as with anything that's worth having, there are a few steps and guidelines you should follow to give your sale the best possible chance for worthwhile success.
Some suggestions : the most popular from garage sale experts, both buyers and sellers alike,
Before the sale :
1) Find out does the area you having it in require a permit, or are there any restrictions regarding garage sales. Then pick your dates.
the most popular are Thursday thru Saturday on a non-holiday weekend.
2) Advertise the sale. Signs should be big enough to read while driving by - at least 24"x24" - with short, large font. Don't stop with just signs, plan ahead with internet sites such as Craigslist and your page. Don't ever nail a sign or poster to a telephone pole, electrical pole, or some type of public or private property that is not yours.

Spending Hundreds May Save YOU Thousands of $$ & headaches

When you make a written offer on a home, you should insist that the contract state that the offer is contingent on a home inspection conducted by a qualified inspector. You will have to pay for the inspection yourself, but it could keep you from buying a house that will cost you far more in repairs down the road. If you are satisfied with the results of the inspection, then your offer can proceed.

IT SHOULD BE CLEARLY UNDERSTOOD THAT A HOME INSPECTION IS NOT TO BE CONFUSED WITH AN APPRASIAL, A BUILDING CODE INSPECTION, A GUARANTEE OF ANY KIND, AND/OR AN INSURANCE POLICY ON THE CONDITION OF THE PROPERTY.

Here is a real interesting point : Buying Is Now 33.1% Cheaper Than Renting in the United States

The results of the latest Rent vs Buy Report from Trulia show that homeownership remains cheaper than renting with a traditional 30-year fixed rate mortgage in the 100 largest metro areas in the United States.

The updated numbers actually show that the range is an average of 3.5% less expensive in San Jose (CA) all the way up to 50.1% less expensive in Baton Rouge (LA), and 33.1% nationwide.

OTHER INTERESTING FINDINGS :
INCLUDE: 1) INTEREST rates have remained low and, even though home prices have appreciated around the country, they haven't greatly outpaced rental appreciation.

2) With rents & home values moving in tandem, shifts in the rent vs buy decision are largely driven by changes in mortgage
interest rates rates.

3) Nationally rates would have to reach 9.1 %, a 128% increase over today's average of 4.0 % for renting to be cheaper than buying.
Rates haven't been that high since January of 1995, according to Freddie Mac.

BOTTOM LINE:
