Another week of mind blowing information given away for free at the invest with Matt boot camp!! Jeff Hornberger with The Hornberger Group came in & talked all things owning long term rentals, especially in WA State! This guy is a wealth of knowledge of landlord/tenant laws, optimizing your rental portfolio, & ultimately building wealth through real estate!! Then Alyssa Mounier taught us all about short term rentals!! Specifically what to look for, tips on optimizing your Airbnb & putting it nearly on auto pilot, & so much more!!

Congratulations to my awesome sellers that accepted an offer on the home the other day! These sellers were referred to me by an investor client!

Every little thing in real estate is negotiable & we can sometimes build an ideal solution for all parties! My client is preparing for a big move to be closer to her grandkids in June & the buyers that are purchasing this home are waiting for the lease to end! So in this transaction we actually EXTENDED our closing date because both parties agreed it was best! Majority of transactions typically close 30 days or less & we sometimes ASSUME that everyone wants to close as fast as possible, but sometimes taking that extra step to ask the question if the seller wants a flexible closing date is how you can win the deal!

My seller doesn’t need to stress anymore about finding a temporary housing solution between May-June anymore & gets to make her move that much less stressful!

Here’s the 2025 business goals:

#1 - Solely focus on ONE THING. That one thing... Become a really really great real estate agent. I want to sell $24,000,000 in volume as a real estate this coming year.

#2 - Say no to everything that isn’t number 1 or gets me closer to #1.

#3 - Keep all the crazy ideas in the back of my brain knowing that I can build them over 10 years, rather than building them all at once.

Sometimes things just work out! My clients’ wife had a baby today & got their home with their dream shop under contract!! I met this client in a down payment assistance class a while back & we left that class with a clear plan on how to achieve home ownership! Then he went to work. He paid off a few debts, saved up some money, & worked with Teddy Urlacher on everything he said to do! I’ve said it before... & I’ll always say it, it’s never a “No” when it comes to being able to buy a home, it’s a “Not right now”

Work with a great agent + lender to follow their guidance and we can make it happen!
